3 pt., or pull type for lime & fertilizer..?? If pull type, I have an older United Farm Tools 450 spreader like pictured below, although not in that good of shape. They hold about 2-3000 lbs. of material. Perfect behind my Super C's, 240, etc. I don't believe UFT is in business anymore, but there are used one's out there like this one.

Most are made for golf courses, so may try looking at some golf course equipment sites too, if this is something that would work for you..

Around here, the local co-op's all have spreader wagons that run off of the tractor PTO for fertilizer/lime/chemicals. They fill with the correct mix of whatever you're getting and put it in the wagon. Rental on the wagon is $15 mixing fee is like $20. Fertilizer/lime prices are pretty close to the same price as the 50lb bags. Personally I believe rental fee and mix fee is worth it so that I don't have to lift a bunch of 50lb bags into a spreader that will only hold a couple of bags.Usually they want the spreader back the same day if possible. If you have a truck capable of pulling a wagon load of fertilizer on the road, I'd strongly consider the rental option.

For 12 acres, you could probably get by with a 3 point unit. That would be the cheapest approach.

I've got a Herd 750 spreader for putting sand down in the driveway. I picked it up used this summer. I got it cheap because the previous owner lent it out and the "borrower" left fertilizer in it and on it's side for a year so it had a lot of rust. I rebuilt it from the ground up so it's like new now. While rebuilding it I replaced the seals and shafts in the gear box. The parts were very easy to get and I got to see how well it was built. Overall I would say it's built well for decades of service as long as you don't lend it out. I've only used it once to test it (since snow and ice are still a month away) but it seams to work nice. I would say it's a little on the small side for my kubota though. I think it would make for a nice fit with a tractor in the 30hp range.
