Well the time has finally come to start building our house. We purchased the land (about 40 acres) last year. We have been working ever since to find a builder and develop plans. Today the builder started clearing the land. I will keep this thread updated with posts and pictures as the projects develops. I have read so many house build threads on TBN and I am excited to share ours with the community. The house is located in North Carolina (close to Fort Bragg).

Please leave comments and questions.....

Congratulations!!!

Overall it's a very nice floor plan. The biggest thing that jumps out at me is the door sizes. That master bedroom door is tiny and getting stuff into there is going to be interesting. How old are you? Any concerns with ADA or eventually needing help walking?

The extra door near the stairs in the mud room is a little odd. I don't understand that at all.

Is this a plan you bought that already exists or did you hire it to be drawn?

I would talk to your builder and make some changes to the plan. It's cheap and easy to make all you doorways 3 feet. Same thing with making your hall big enough to get a dresser around the turn.

Same concerns with the garage apartment. How are you going to get a sofa up there and make that turn?

Thanks for the reply! I look at you like a TBN legend! Im not sure how you are able to participate in so many of the threads! P.S. - Im pretty jealous of Lake Marabou - it's beautiful!

My wife is in her early 30's and I am in my late 20's. Not too concerned with ADA issues right now, but we are in the military - so you never know.... We have neighbors that are building with 8ft doors - its REALLY grandiose.

The extra door on the side of the house allows access to the second floor without using the main entrance of the house. That way people can stay with us for extended periods without having to go through the main house. The second floor will have a kitchenette and W/D hook-ups...

I didn't really think about doorways and turns for furniture. I guess I may be giving the architect too much credit??? haha

We are going to adjust the 2nd floor of the main house a little so that the space in front of the window is larger. We adapted this floor plan from another one that we liked. It's still hard for us to really visualize how large the areas will be..

I have to agree with Eddie (boy that is going out on a limb, lol) When we built our house we made all the doors 3 foot and are we glad we did. Things like carrying a clothes basket through the door without worrying about busting a knuckle is huge. I also notice your pantry seems small for a house that size although you do have under stair storage just out of the kitchen. Something else we did and are very happy about is we went with tall toilets throughout the house. Any worries about hurricanes and power outages in that area? Wiring the house now for a portable generator and a transfer switch would be a thought. Just my .02

Neat project. Nice views. Agree with what eddie says on door widths, want 36" and you want to plan for a wheel chair. With that said, I would consider making the master bath shower with no threshold. It is not something that can be done easily latter. Then the area getting from the kitchen down that hall way to that 1/2 bath. Chances are if you are not in a wheel chair you may have guest that are, and getting to that bath might be ruff. Also, when our house was being built I had them put in 2 x 6 backers for handicapped grab handles. Then watch the step up from the garage to the house, so you have enough of a run for wheel chair ramp.

Our architect was more of a draftsman than an architect. He did not challenge my garage size. I am not really looking forward to building a bigger garage. I did use a 9 foot tall door that lets me get the tractor in for servicing or the trailer in and out of the weather.

I tried for 3 foot doors almost everywhere. You can be young and able today, in a wheelchair tomorrow so you already got the 3' doorway message from others. ;-)

I agree with the door sizes......I haven't used those small sizes since the late 70's....most codes require wider doors now......I'd also get rid of the window in the closet in br #4.......direct light will fade clothes. If you don't have a specific reason for that 6' space in the dining where the kitchen cabinets end......like a certain piece of furniture......it will turn into wasted space.......it's to small for a table and chairs and you will have to hold the table away from the end of the counter to be able to walk around so you might consider just running the kitchen cabinets all the way down and pick up more counter space and storage or instead add a desk area for a computer so you can sit and post here on tbn......haha.....for as big as the kitchen is there really isn't a lot of work surface......one possibility would be to put the sink island on a 45 deg angle which opens the flow up....then move the stove/oven to wall by the hall to the mbr which then provides the entire back wall counter by the refrig as work surface.......I'm not a big fan of putting a laundry room between bedrooms because of the noise but theres no easy fix at this point so just make sure that you put sound attenuation batts (not thermal insulation) in all the interior walls surrounding it........which also wouldn't be a bad idea to do around the bathroom either........now aren't you sorry that you asked for comments......haha.........Jack
