How much to charge for rental repairs and cleaning?

Since we have some resolution I don't feel guilty
with a partial hijack. Ahem.

Attention Contractors, Painters, Property Managers,
and Landlords.

In April, 2009 The EPA will require a certification on
safe lead paint practices in homes built before 1978.

If any renevation or painting disturbs more than a 6 sq. ft
area indoors or 20 sq ft area outdoors a certifed person
has to be running the job and precautions should
used in accordance with EPA guidelines. Inspectors will
be out and fines will be issued for non compliance.

Training classes are apparently already offered in some areas
but not mine yet. The local landlord associaton is investigating
our options for said training. I'll report more as I find it.

I saw that you already replaced the plantings etc. in the backyard. I personally try to keep landscaped areas to a minimum as renters will not weed or trim shrubs etc. They all plan on flowers, and gardens until they realize that it is work. We put fabric down then pond rock (as the mulch will not get replaced). Maybe plant a few Hostas or something that will be green and low maintenance. If an area can be converted back to lawn it is.
