I have done the no trespass signs. Something to be shot with a shotgun or marked with graffiti. A trespass sign is of little or no comfort to me. If it is your land you will have to explain things. I certainly have been told all my life on how to respect the land. I expect no less from others.

Their actions have forced your hand. The surveyor doesn't have to do a full stake survey of all your land, just establish where the property line is with the troublesome neighbor. Better a surveyor mark off that section of land than you. If they have a dispute about the property line, it's not with you at that point, it's with their own title company or whatever.

Also, having a campsite, tree-fort, hunting blind or the like doesn't establish adverse possession. Now, if their driveway has been on a portion of your property for x # of years, maybe you'll have to provide an easement or another driveway for them. But, their recreation typically is not going to persuade a state to take property from one person and deed it to another.

Your response sounds very reasonable, and is exactly in line with what I was thinking. Can you tell me for sure that PA would not see this as adverse posession? There is no driveway, it is all woods. They have taken the liberty of clearing some of it though.

the tresspas sign meets the requirment needed for most municiplaites for pressing charges. IE.. in my town.. if yer not posted.. they won't cite tresspassers.. and even when they do.. it's only on the 2nd offense.. 1st offense, even on posted land is only a warning.. and only good for 1 year.. then resets as if they had not tresspassed, thus they can get another warning.. etc

Post it as "Rifle Range Impact Area-Keep out" and do some shooting they can hear. You don't really have to shoot into that area, just make noise so they think you are.

Consider marking your prop line with T post every 25 feet and pull a wire.
If they tear it down, you will know "it's on" with the neighbor.
Are you sure it is not just their kids hanging out?
If that's the case, this should be an easier fix. But don' forget the liability of a "attractive nuisance " ie the tree house.

Post it as "Rifle Range Impact Area-Keep out" and do some shooting they can hear. You don't really have to shoot into that area, just make noise so they think you are.

Funny, but not a good idea. I own within 90 feet of their back door, so they would probably fall off the couch at the first shot.

I am planning to let them take it up with the surveyor, if they have a problem with the line. I suppose if they are nasty with me after the survey, then the might have to find another place for their camping. If I dont hear anything from them, am I going to be safe just letting them use the property? I really dont like the idea of kicking people off unless it is absolutely necessary.

It is the boyfriends treestands, hes shooting over bait too (illegal in pa). Unfortunately, Im not dealing with kids.

This section you bought back, has it been ammended back to your main parcel or is it still spelled out as seperate parcel in tax records? I would want survey to include corners of both if shaped as such and ammended as one.
