The interesting thing about this thread is obviously how protective we are about our property lines. that is something that is fairly new, in our evolution, to our DNA.
Just look at this country, went from an open space, really not owned by anyone, to this matrix of "private" property owners in a matter of a few hundred years. :confused2:

Do we really own it or are we just managers, paying rent (tax) to use it ?

JB - I agree with you...We are only kidding ourselves if we think we actually own our land ! We rent our land and the rental rate is equal to our property taxes....don't believe me ? try not paying you property taxes and see how long you will still have you property...The sheriff with guns will come take it away from you.

To truly own our land property taxes would have to be eliminated and should be eliminated...Most of our property taxes go to support and fund the Schools but yet children of renters use the schools as much or more than property owners children and for sure more than senior citizens that have no children ,yet still are faced with the tax. There is no way a landlord can constantly pass on property tax increases to his tenants...Tenants do not pay property taxes ...they get a free ride on all state, country and city services..I know because I have owned rental property for over 30 yrs.

To truly be fair there should be no property tax and it should be replaced with an extra percent or two of sales tax...that way everyone pays for the roads, emergency services, schools etc...the cost is spread to everyone ...even drug dealers and underground economy funds would be taxed...only then would we truly own our property...since no on going payment would be due to anyone as long as your mortgage was paid off.

Nothing indicates Adverse Posession is a factor here. I'm not sure why it's even brought up since it's been posted repeatidly that it has to go on for 21 years there.

I wouldnt be so quick to rule that out.

HE has only owned his peice for ~2 years. BUT...if I am reading it correctly, the neighbors bought their peice in 1995. So they are only 4 years away. They could be building a case to claim the land as we speak. But first thing is first, he needs to talk with them. Find out thier intentions.:thumbsup: and go from there

Also better look at what that neighbor bought on his deed. Maybe he hasn't been there long enough for adverse possession but maybe the former owner did believe he had a right to it if he had it long enough.

Just a thought, cause even with all this talk of adverse possession, I don't believe it happens very often and must be pretty difficult to convince a judge to give you your neighbors land on a technicality.

I'm betting that every single one of your renters paid the tax thru their rent. I say betting because if you're not including the cost of the taxes in the rent then you're losing money, which you aren't. If you were losing money then you wouldn't own rent houses for 30 years.

With all due respect, I can tell you have never owned rental houses...just like any other business there is only so many cost increases you can pass on to customers and still expect to have customers. When you own rental houses you are competing with huge apartment buildings , many owned by corporations or REIT's...and they undercut rents and the market all the time, it is very competitive, especially for good tenants...

I am still in the rental business after 30 yrs. because I know what I am doing. How many rental houses do you own..?

If you lived in Texas or Nevada you could look into obtain an allodial title to your land.

I thing many folks just don't realize how things really work. I mean, by adding just 1% to every local sales tax we could eliminate all property taxes, kids would still go to school, the revenue would be the same, the only difference would be , the government would lose some power and control and they don't want that...the bureaucracy will keep it's boot on property owner's necks.
