Yes, I saw - less than $100k difference, +10%.

Even well before the pandemic, our house was listed at $495 with an assessed value of $463, +7%.

*assessed value is $463, but we get a break of about $70k because 30 acres is in the "current use" program, which means that it's managed forest and we have to report to the state how we're managing it every 10 years.

Crazy that taxes are only a bit over $4k on a value of $838k. But I suppose in Canada there are other taxes that are higher than I'm used to that offset.

When I was five or six years old my dad hired a farm hand from Bermuda or South Africa or (?) I dunno because who pays attention to stuff like that when you're a kid.

To this day I remember him well. BIG guy Glasses. Soft spoken but difficult to understand with a heavy English accent.

Anyways he gifted me with a tool which he called a "Bermuda Hoe". I've used it a lot over the years and today I decided to give it a little love with a good cleaning up and new wedge for the handle.

Should be good for another 65 years.

Well interesting news. The neighbors house that listed last Monday for $925K SOLD in 4 days at $1.2 million.

Almost $300k over listing price. Not really surprising though.
