see what you mean about the steel. i guess when i start removing the floor which looks like my only option, i'll deal with joist support. i'll get someone to look at the span. thanks for all again.... looks like i have some work to do

I agree- if it was me, before ripping up floorboards, I would check the entire deck for levelness and sags. Run a string entire deck and check for wavyness and sagging. Put a level on it perpendicular to house and check to see if it sloping away from house several points on deck. IF all is well, I would simply rip up the floorboards and see what top of joists looks like. I would then lay down 3/4 pressure treated plywood to keep underneath deck dry for storage. put decking material on top of your choice .

Once you resolve any structural and dry rot issues I recommend that you use a deck coating on the top to stop any water from going through any of the structure. It looks to me that most of your T & G material is sound and you would overlay it with regular AC grade exterior plywood and then you would coat it with a roll on deck coating. Two manufacturers make a coating that would work perfect in your application.

I have used the Spantex product on three roof decks and it is an amazing product (also very expensive). I have not used the Tremco product but Tremco has been around for a longtime and they are the makers of VULKEM a really good caulking line. Tremco's prices are about half the cost of the Spantex. If I need to do another deck in the future I would use the Tremco.
