Not only are you wrong, you're dead wrong. I own several rent houses as well as as my own business.

Plus I'm betting that the amount that I pay in property taxes is far greater than what is paid in Ga, since Tx does not have a personal income tax. I have looked at property in other states and I was shocked at how cheap the taxes were compared to the value of the land. Here in Tx we may not have the state income tax but they make up for it with property tax and sales tax.

Of course just because we have differing opinions you have to toss some insults my way and make unfair judgements. I have also faced the problem with the huge apartment complexes etc but I usually have no problem with renting my places out. I keep them clean and efficient, and I rent a house for what someone else rents an apartment for. Some people would rather have their own place, I don't do duplexes etc.

I do all my own maintenance and very rarely do I hire anything out. I can't tell you the amount of times I have had to replace things like toilets (it just broke!), doors (kicked in), etc. I deal with the ups and downs. Rent business is not for the faint of heart.

When the county increases my taxes I look at the big picture and sometimes pass it on to the renters. When a house becomes vacant I scope out the market to see what comparable houses are bringing and I price accordingly.

I just don't see the validity in saying that renters don't pay property tax.

With all due respect, I can tell you have never owned rental houses...just like any other business there is only so many cost increases you can pass on to customers and still expect to have customers. When you own rental houses you are competing with huge apartment buildings , many owned by corporations or REIT's...and they undercut rents and the market all the time, it is very competitive, especially for good tenants...

I am still in the rental business after 30 yrs. because I know what I am doing. How many rental houses do you own..?

I agree with the Goose. I pass on costs and taxes onto my tenants yearly or when one leaves i jack it up to market rates. If tenants keep paying their rents on time and dont damage or cause a mischief by claiming renters rights BS then i tend to leave rents lower, but if they start telling me what their rights are and start threatening me in any implied way, then i up rents faster and evict on the any late payment.

In AUSTRALIA the Federal government introduced a GST Goods and Services Tax it shares between the states which was suppoesed to reduce income and other taxes. Very few taxes fell but we now have a red tape paperwork nightmare working out the gst we need to pay.

Going back to Adverse Possession ...the laws are similar in Australia which are based on the English legal system....in Australia its 15 years and people can apply to have the land title to be transfered into their names and ownership..if they have used it , lived on it and sometimes paid taxes on it because the owner wanted to save money...they lost the capital value.

Get a surveyor to mark your territory with haste and put up signs immediatly as there are lots people who pretend not to know that its your land and then when you least expect it they will swoop the land from under you.

Boundary disputes are the main litigation issue around the world and many wars are based on boundary alignments and this applys to both farmland and city land plots. First do your research then be firm with your actions and get them off your land emediatly, because if you dont they will establish a history of being on your land and deny any verbal agreements if it gets to court.

In Australia, people will shut the gate on a trail one a year to establish that they own the land so no one else gets any ideas to try get free land.

Good luck but dont trust their verbal intentions but be diplomatic but firm and signs help too and registered letters to Authorities must too.

I'm betting that every single one of your renters paid the tax thru their rent. I say betting because if you're not including the cost of the taxes in the rent then you're losing money, which you aren't. If you were losing money then you wouldn't own rent houses for 30 years.

Looks like you tossed out the first insult to me....Mexico ? and I never suggested Children should not be able to go to school....I also started my post to you with " With all due respect " If my intention was to toss an insult your way I would not have typed " With all due respect " at the beginning of my post.

Your market and situation is obviously different than mine...We will have to agree to disagree...

The interesting thing about this thread is obviously how protective we are about our property lines. that is something that is fairly new, in our evolution, to our DNA.
Just look at this country, went from an open space, really not owned by anyone, to this matrix of "private" property owners in a matter of a few hundred years. :confused2:

Do we really own it or are we just managers, paying rent (tax) to use it ?

Since before fences we have been protective, after fences, some have been killed over the property line disputes

Just a note, you can't get adverse possesion against any kind of gevernment, except in very rare instances.

The government also has that big sword called "imminent domain" hidden in the back room they pull out on occasion.

i'll pass on a short story of a land owner losing 2000 Acres in an adverse possession situation.

A landowner who owned 5000 Acres decided on his wifes insistence that they should move to England to join the social set there. They employed a Farm manager to overseeer the day to day management of this huge property, but obviously they may not have given him proper instructions of the boundarys...all the boundaries, and as he did not seem to know that this extra 2000 Acres was part of his caretaking role...he did not look after that land and let another farmer use this land for 20 years or so until the high society owners decided to sell the parcel and started advertising it for sale which included this extra land and became embroiled in losing 2000 Acreas in North Western Victoria, sheep and cattle country.

The moral of the story ...keep your wits about you at all times and dont try to be smart and forget to pay your Shire taxes and rates, because someone else might and take over your land if the Shire dont first sell it from under you for peanuts.

So, did you talk to the neighbor this evening???

We went over and knocked on the door yesterday. It seemed like the boyfried all of a suden got really quiet as soon as he knew why were were there. The woman that owns the property seems really nice and admits that she doesnt know where the line is. She said that the previous owner told her the line ran through a big old stump, and that she always went by that. It was very windy, cold and snowing, so we didnt really get into the details yet. I showed her the map, and she didnt think it looked right from what she remembered the previous owner telling her. I think my dad and I are going to go mark the correct line this afternoon, then I'll call her to let her know after it is done. Hopefully that will settle everything.

Sounds like it went well. Boyfriend isn't being aggressive and landowner says she doesn't know the exact line. You mark it and it will most likely be a done deal. If not it is on her to survey and find the line.
