You might find the passivehause projects in Europe worth looking into. They have taken it to the extreme and are hitting the limits of needed ventilation. But you can steal heat out of stale air being vented and transfer it to fresh cold air being drawn in. Also you can supply fresh cold air to the stove or stoves and not have them sucking and eight inch pipe worth under the doors etc.

Note: I have no interest with them, they are just something to consider with a grain of salt.

I have an heat/cool tranfer type ventilation system as my house was sprayed with icynene (sp?) foam insulation requiring introduction of outside air. The marginally work and I have installed a timer on it to cut down on energy loss. Just have to be careful about eating bean soup.;)

Most people I know in this area, of which Mossflower lives in do what I call extreme commutes. Extreme either being time or distance.

Property values as you move closer into the Federal City of Washington, DC. skyrocket as do taxes. There is a lucrative job market in this area of Maryland, Virginia and DC. People elect to move to the outer fringes of suburbs to escape the high cost of property around DC.
One can find rural living at the fringes to offer more compelling reasons for being out there, inspite of the job.

When I relocated to the fringes, it was because I was driving in "rush hour" one hour to get to a job that was only 15 minutes away. I asked myself, if I spend two hours driving to a job, why not make it worth my while and live in the fringes?

We made that happen and the commute is just what you do to get what you want.
I commuted 100 miles per day minimum for thirty five years because gas was cheaper then getting a place closer and the exact work locations varied widely in the summer. But now that has changed. At $4.00/ gallon I will have to at least get a 40mpg car or better and at $8.00 I will stay as close as practical four nights a week. At $10/ gallon I'll stay home and hoe up potatoes and raise chickens.
We made our choices based on the conditions at the time but we need to realise that thinks change and we need to adapt to the changes. He who adapts first and best will win out over those who expect a return to what they see as normal.

No not vacant, it was $450 on 100 ac, a 30x50 steel building/shop/apartment, a barn & 2 sheds. Now it's $900 with a 1080 sqft main, 196sqft loft over a full basement house on the same property. I love my County:thumbsup:

There is a 500+ac tract of land in Hawkins County next to us listed for 577,500. I have walked part of it, looks like a state park. Land is really reasonable here now, it is back down to 2000-2001 prices.

When I first read this, I missed the leading 5, thinking it was $. I thought, wow, I'd jump on that one quick. :laughing:

I just looked up some land down that way, it is priced pretty good. Looks like a lot of mountain land.

1956 original ranch style home of 1725 square feet $9100 in "Low" property tax California...

O.K. I won't mention that I pay less than $600 per year on my 1350 Sq' home on 1 acre with 1 car and 2 car detached garages, swimming pool, fruit trees and vinyard that is worth 65K if you won't mention the same house in a different setting like NY or CA will cost $450,000. :laughing:

We also have 20 acres of unimproved woodland out in the county that costs less than $200 per year. How much would 20 acres be taxed where you are? Just curious.

1 3200 sf house, 25 acres of land just over $16,000 per year. Our govenor just decided we should pay MORE in state income tax next year too.

1200 SF 1.5 story house ($245k valuation) on 10 acres...$3300/yr in SD. The county places little valuation on rural property...far less than what it cost me.

You basically described my wife's grandmothers' house, right beside ours. 0.99 acre, 1,375 sqft brick house built in 1970, detached single car garage (brick), and a detached 2 car garage for tractor/implement/etc storage. Assessed at $280k, taxes = $2100. Southeast VA. They raised our property tax rate ~12% this year (assessments went down ~1%) and they just started talking about raising it another 1.5-6% next year. This is in a supposedly very conservative county.

On top of that, they're forcing public sewer on us this year, which amounts to another tax. Probably $8k to get hooked up. They've told me our assessments will go up as a result of the public sewer being installed, which means I get to pay more property tax every year, and there's a new monthly sewer bill (another tax).

And then there's the social security tax "increase" this year, and all of those other tax changes due to those fiscal cliff "negotiations"
