Property line fence

I put the first part of the fence in the same place as the old one was. Staying in about 6 to 12" may have been the smarter way to go just to be safe. I don't have the survey pegs to reference, so I am guessing that the original fence was on the property line.

Fence just inside the property line. Paint some nice silhouettes of cats or small rodents on their side of things.

That is a dangerous "guess".

I've a house on about a half acre in Alexandria, VA.
The land is valued at about $8 to $10 per SQUARE FOOT.

I've had it since 1978 and didn't get it surveyed UNTIL:
A house "flipper" bought the adjoining residence in 2013 and wanted to widen the driveway and put in a nice 2 car garage in the back and a classy wrought iron fence down the side property line.

He thought he would have room for a decent driveway.

In the picture:

on the right you can see his house.
Then the driveway, and grass. In the grass, back near the top of the picture you can see a small wood structure which is an old well cover. The neighbor was under the impression he owned up to the well cover. That about matched where the right edge of the driveway apron joins the street, which is not in the picture because I was standing on it.

So I got my lot surveyed. As annotated in the picture the actual corner is about 6 to 8 inches to the left of where the county put the driveway apron corner.
The neighbor got it resurveyed by a different company and that survey agreed.

The "flipper" gave up on widening the driveway, and the fence, since it would have to be inside the driveway apron.

I had stood to lose a strip about 2' wide if he had put in the fence where he wanted to. Since my lot is about 240' deep that's about $4,000 worth of land THERE. (In Mississippi I had just bought 4 acres for that price).

I also gained about 6 inches on the other side :)

Good fences make good neighbors, but it takes good surveys to tell where the fence should be.

Newbury, that is correct. If they were decent neighbors, I wouldn't care, but they are being dirty about it. First they extend their fence after I put my vinyl fence up. I think what really got me is when I yelled over to them to do something about their dogs barking and she told me to go to he**. They are just causing trouble now.

I did talk to the township and they told me that I would need to have 5 other people complain before I could file a complaint. There is not that many people that live close enough that could sign the complaint.

When I did put the first sections of fence up, there is a space of about 6" from the ground to the bottom of my fence and the neighbors had the guts to put wood against the bottom of my fence. I told them to take it off and they did, but that is just bold. They wanted to take down their wire fence and use my fence for their dogs. Why should I put the money out in the first place? If they would train their dogs, no one would have had to spend anything.

If they were decent about things, I wouldn't care, but they are trying to cause trouble.

We did buy a sonic sound device, but it didn't do any good.

You'll have to train the dogs yourself.
I was going to suggest an ultrasonic device, but if that doesn't do any good how about a train horn aimed at their house that goes off when their dogs bark. A little noise that's caused by their barking dogs shouldn't be a problem to them right? Fair is fair.
Plus they can't complain to the town without five other neighbors complaining (BTW, that sounds like a B.S. excuse the town gave you so they could do nothing.)

I would get a push mower… Take the muffler off… Then when I went outside and the dogs started barking… I would start the push mower up and point the loud running mower at the bad neighbor’s house and dogs… I would let it run as long as the dogs were outside… If the neighbor complained, I would just say remember go to HE** A generator would be better or a larger hp mower… Some times you have to step down to their level... Fight fire with fire...

And play it at MAX VOLUME 24/7...you'll never hear it. You can always mix it up some and play your favorite tunes.
You could run power to your little shed and mount the speakers on the front where the neighbors can't see them!!!

I also have an obnoxious neighbor :smiley_aafz: and wanted to put up a fence but realized that they would benefit from it and/or damage the side facing them. Your thread reminded me of the past problem. Things can quickly get out of hand especially when you try to use logic with idiots. :confused3: I think what you have to do is get those dogs barking real good at opportune times. Like 4:00 am. when your enjoying your astronomy hobby, dinner time, when they have quests over, favorite TV time, etc.. :D I would even take your fence down with an apology (if they come out and ask you why) that your sorry you let a little thing like dogs barking get to you. Then let the games begin. They probably don't know what to do with the dogs but, as soon as the barking becomes their problem I expect they will figure something out.

Bribe the dogs with treats. They will be happier to see you than them. Train them to sit quietly by the fence till you get the treats.

I've been through the dog thing.. I feel for ya. Sorry you have neighbors that obviously don't give a hoot. That's a bad deal.

I would spread gear oil or hydro just on the other side of your fence (on your property). They hate it, and won't go near it. It stifles their senses, and really want no part in the general vicinity.
