Tresspassing neighbors

I agree with those that say you should talk to him.

If you are new to the area, it dont hurt to get to know the locals. certainly looks like a 22, and no license needs to be posted on the back, at least in OH. That was 20 year ago stuff.

Dont jump to conclusions. I like the example about his poodle just getting carried off by a coyote. You have no idea what he was doing. Could have been a valid reason, or he could be totally in the wrong.

Give him a chance to explain his side of the story. This could all just be a misunderstanding.

Let us know what you decide to do and what the outcome is.

I would be very indirect and next time I saw him I would ask and state something similar to the following:

"I have been having problems with trespassing on my land which is why I put up the signs. Have you seen anyone on our place?"
Depending on his answer say "If you see them again or if you see anyone, please let me know so I can call the sheriff on them."

That sends the message and warning without being confrontational.

Later,
Dan

Please don't have a rude or accusing attitude when you talk to him, get his side of the story FIRST !
Maybe he saw someone messing with his neighbors tractor, or someone wandering around your property that looked suspicious and he went to check it out. Its always best to get both sides of the story.

Not only that, but who needs a neighbor that is mad at them?
He may be the guy that chases the burglars away next time.

Tread lightly on this one...

Tractor is 1/4 mile from the road down my gated driveway. Wooded land. No house. Have a driveway and pond. Building a house next year. Game cameras and satellite tracker and insurance are what I am relying on right now.
We don't wear hunting licenses on our backs in Virginia.
I spotted the rifle as a 10/22 already. On the hip I am leaning toward a large pistol. We have large black bear up there. I carry a full sized .45 on my hip when I am on the property. I wouldn't go trespassing on someone else's land with it though. He doesn't look scary to me. Just doesn't look like he understands what the word "no" means yet. He could have easily met me if he wanted by saying hello as I drove out the other day. Only 3 other houses on the dead end dirt road.
I am going to talk to him. Not a confrontational tone. Just going to take some of the advice I've seen here and explain that it is private property. And he was seen waking thru with a rifle with a rifle on my land. My boys and I hunt that land. And I am having a bunch of it cleared soon.
My presence is usually enough to set people on edge. I'm 6'2" 215 lbs. shaved head and ugly as sin.
I posted the road the week I bought it.
And marked al the rest of the boundary soon after.
It says no trespassing for any reason.

There are signs every 20 yds. And the gate is clearly posted.

You could laminate the picture you have and add a note "No Trespassing - This means YOU". Post it below your No Trespassing sign with an arrow pointing to it. Add more pictures as you get them. A wall of shame. :)

I think that you have it covered. You guys are going to be neighbors, no sense in getting started on the wrong foot.
Besides, what kind of idiot would wear those shorts and bring his daughters along, if he was up to no good?

He probably used the land as he pleased, with or without permission, before you bought it and a change in ownership doesn't change his habit.

I've actually heard things like "Well old man Whitmore let us hunt here for the last twenty years" when being confronted trespassing on posted land by a new owner and "It's ok, nobody lives here." After being asked why they were fishing in a private pond.

Since we are putting in an orchard and cidery, I don't want to suggest that there is a biological spill onsite.
