Tresspassing neighbors

I had a survey done to settle some issues. Anyway, close neighbor was outside when surveyor came around. The line between us ended up defined within a few inches of the neighbors driveway, which due to hillsides, effectively cut him off from driving his mower on one side of his property. He was pissed off to no end. Surveyor right then said get your own dang line and run it right now. Well, of course, neighbor was proven wrong, surveyor right. Neighbor ranted and raved how he would have never bought this place if he would have known the line was where it was. Right, like it was my fault all along. Anyway, 5 years later, we have not spoken a word. I think he is still pissed at me for defining what is MY land. This all started because I asked him in the beginning to do nothing with the side lot. I found him spraying all kinds of herbicides which I did not want on my land (I knew it was mine but wanted it surveyed none-the-less.)

Good fences make good neighbors but good surveys are needed for good fences.

I've had three "major" experiences w/ surveys altering perceived reality.
The first was land my Dad and Grandad bought in 1963. "20 acres, more or less". When Dad had it surveyed prior to sale, about 1981, it had grown to slightly over 30 acres.

When I bought my suburban lot in Alexandria, Va in 1978 the neighbors had established fences and bushes for the property lines. Shortly thereafter the County redid the street w/ curbs and driveway aprons.

In 2012 the house next door sold to a "flipper". He casually told me how he wanted to widen his driveway.
In the picture he thought he was going to be able to widen his driveway right up to the side of the well cover one can see in the pic about near the top.

He argued that he "must own" to the full width of the driveway apron where it meet the street plus a few feet.

I got a survey. They pinned it where the arrow points to actual corner location. He immediately got a survey from a different firm. Same pin point. He gave up on the thought of widening the driveway.

The third experience major experience was buying my present retirement house. It was advertised "2.5 acres", google map indicated more, we bought in a heartbeat, it's 3.5 acres. Once again an expanding universe. :)

I've only had 2 issues with property lines so far. The first is when I bought my first house. Guy next door uphill was son of the guy uphill from him. The old guy was a real cantankerous fellow. I had a survey done during the buying process so I'd know where the lines were. While moving in, the old guy came down and started harassing me about the property line closest to his son at the front of the property. The pin was marked about 10 feet uphill of a power pole and he argued that the pole was actually the line. I told him I paid for a survey and bought the place with that being my understanding of the line and that if he wanted to challenge it, he could pay for his own survey to see if my surveyor made a mistake. He never did, but he was a hard man to get along with the whole time I lived there. It was really stupid anyway because it was a part of the cutaway from the lot uphill to my lot and was a pain to weed eat and keep looking good anyway. I should have just given it to him to take care of ;-)

2nd time, I bought a piece of land and one property line started about 10-15' down from the power box for the underground utilities that would have thought would be centered on property line. No big deal and I was glad to know what I was buying. I haven't had any issues with neighbors, but if I had assumed my line was the utility box, I could have been the offender if not for the survey.

I didn't do a survey at my current house, but can locate 3 of the 4 pins and the lots on both sides vacant currently so nobody to dispute anything with.

Did he have to remove the portion of the driveway that was on your land?

I try not to be a perfect Equus africanus asinus. My real estate lawyer advised against it. He sold it to a rather nice military couple who are aware of the boundary line and let us drive my B7610 on their land to get around my son's garden.

From the picture it appears the county widened the asphalt driveway on to newburys property. All of the concrete appears to be in the right of way

I downloaded a cute sign that said:
"Notice to trespassers, be sure that you are wearing the clothes you wish to be buried in"
It gets a lot of chuckles but gets read (and talked about).

There's a hand painted sign next to the starter repair shop I go to (rural road).
Sign reads:

"If you are found here, you will be found here."

Makes me chuckle nervously every time I cruise by.
