Around here a 4' x 3/4" hunk of rebar is pounded in to a point at least 6" below ground level for small lots - a red capped wooden stake is set at or near the survey point. Bronze capped steel stakes are used for full, half & quarter corners. Relevant info is stamped on the top of the bronze cap. Rebar & bronze caps can be found later with a metal detector.

I just want to know where the boundaries are, especially on the west wooded side.

Use your iPhone's GPS app to get you in the ballpark.

I have tried to use two dedicated GPS units to find the property line in some of our woods. Since I know where the line is in places so I can see how well the GPS is locating the line. The GPS was all over the place and this was with the leaves off the trees so I had decent signals to the sats. I could do better with a compass.

Around here they use iron pipe for the corners and it takes a crew of 2 about an hour to find them. Even with travel time I would guess no more than $500 plus whatever it costs to update the county records.

With regards to Dan's post about using 2 dedicated GPS units. Are they automotive or hand held units or land survey quality worth any where from $10,000 to $30,000 each . Also if they are survey grade, there are numerous settings to program in and one has to be experienced in surveying and the use of this type of GPS to get a correct reading and sometimes due to other variables they can still give a wrong position.

And that is the buyer's responsibility???? If yes,,,, are your sure???? If so, I don't understand that at all.... :)

Usually it's the buyers banks requirement for a survey, so the buyer pays. At least that's how it's worked for everything I've bought.

to the OP, that sounds like a decent price.

Here in my neck of the woods, central Wisconsin, my 40 corners are marked with "Ford axles", I have never found them. Several years ago Plum Creek purchased huge tracts and they used cotton gin spindles. I found that interesting.

Mowers can find them! Maybe an 1 1/4 shaft with a sticking up about a foot, with a 4 inch gear on it. I've seen lots of them.

Unless you are using a survey specific GPS unit(Theatolite(sp) or the like) - your hand held GPS unit - be it cell phone or Garmin - will not be that accurate( +/- 30 feet). On a good day it might get as close as 10 to 15 feet. This type of hand held GPS was never intended as an accurate survey tool.

I've ordered 2 surveys in my life. One for my 3/4 acre first home. It was $400. The assumed property line on one side was a telephone pole. It was actually 10' or more up hill from that pole. Second was my 7.5 acres. It was $700. Irregular shape. Surveyor marked or located all corners (one was off by probably 15' of the electric box that had been assumed to be the line. He also cut through a jungle and added flagging here and there and 2 T posts in a field for line of sight on one property line. I went back and added conduit painted red at each pin so I could find it later.

I think your quote for 40 acres with all the extra marking is extremely reasonable.

I offered 10K less on my land and they accepted offer on condition they wouldn't pay for a survey. The lawyer I hired assured me I was buying the stated acres and I had approximate ideas where the markers were. A couple years ago I had a forum member (pro surveyor) survey it. Around that same time some neighbors were cutting downed wood and realized the property wasn't where they thought it was. I noticed they left the rest of the downed tree.
