So both of yall are of the mind that if you don't continuously buy up the tracts next to you that any undesirable activity that winds up happening across the fence is your fault. Ok. I get it. :confused2:
The very nature of society requires that we don't oppose somebody just because they think differently than us. As long as my neighbor doesn't encroach on me such as excessive noise, polluting my well, or owning a John Deere, I should have no say over what he does.

All depends on where you live.

I cannot afford my lot anymore. The four lots bordering mine are all zoned ag use, but are worth millions.

The tax rates are unstainable.

Anything that comes up for sale bordering my 95 acres (used to be 75 original) I buy. Already have an agreement with an older, single guy for his 50 acres when he's ready to sell.

Despite patheticly low mortgage rates here, a farmer can't recover the payments on land with his operations. Not at a million CDN for 100 acres! Then figure in volitile commodity prices.

I know, we looked hard up north central VA. Orange, Fluvanna, Green, and Albemarle counties. I could afford a property, but not the taxes; that was 10 years ago. My property here would be at a minimum, 3 to 5 mil up there, and 3 to 5 times the tax rate.

That's because land is being bought for solitude and protection, not farming.

Depends on where you are. Probably so in VA.

Look around. All over the country people are leaving the cities for a more rural lifestyle; acreage brings privacy, security, and well being.

Real estate prices are crazy. So a city dweller can make a huge profit in the city and move to the country. It's a crazy trend here. The locals hate it! Working from home (COVID Boogeyman) and the internet fuels the migration.

Strange times for sure!

Look around. All over the country people are leaving the cities for a more rural lifestyle; acreage brings privacy, security, and well being.

I look around daily. Rough timber land without utilities sells to city hunters. Everything else sells to farmers.

As to privacy, security and well being, that is diminished when the city folks come to the country. They bring their bad habits with them. :(
