Neighboring Home is now in Escrow… 10 days listed which is a little longer than typical in this market.

Multiple offers on original ranch style 1955 home of 1500 square feet on 1.2 acres.

Turned out not to be possible in a two week time frame for any survey work as all surveyors are slammed…

I sent my survey in PDF along with a brief letter to Estate Executor and Listing Broker as to property line.

Under the law material facts affecting property must be disclosed and it has been with signed acknowledgment of receipt

Contract amount is 1.4m which is well over asking… non contingent close in 4 weeks…

Appreciate all the replies and private messages…

The new couple appear anxious to settle in and pleased their bid accepted.

Ive never seen a market like this or maybe having me as neighbor exacts a premium?

It seems a piece of property is always worth more to a neighbor. Having control over adjacent acreage is desirable but tough to value in $$.

In 2005, a dilapidated house on 4 acres adjoining my land came up for sale. I bid against several contractors who wanted to flip the house and resell as low income housing. I wound up paying $180K for a property worth less than half that. I tore the house down but kept the pole barn which was in good shape.

Definitely the worst real-estate deal I ever made but one of the best for my peace of mind.

Seems kind of crazy to pay that much money for such a small house that's 67 years old!!!

Are they part of the big migration getting out of SF?

We have owned our house roughly 25 years outside of town on 3 acres for 25 years. We are in a rural part of western Illinois so property values are lower but we paid less than 10% of what your neighboring house went for. $1.5 million seems insane to me.

Neighbor passed away one week short of 105 years old and at home as she wanted in her sleep... fascinating woman still driving her bought new white 64 1/2 260 V8 mustang at 100 years old.

Don't know much about buyers other than late 30's buying a home to live in ..

Just live and let live... helpful where I can...

Since buying my first home at 22 I have always been the kid... that has to change sometime but with many of my neighbors original owners for 50 years or more I'm still the kid and owning the only backhoe in the area makes me a good person to have around... :)
