How many times have you read about issues with easements on properties on this forum?

A stupid guy like me even knows not to touch a property with an easement with a 10 pole before I even came to this forum.
An easement right down the center of your property?

Don't get me wrong, I get the fact that we all have the power companies to deal with with cutting, but NEVER with someone who uses that easement to access their own property.
It all depends on what the easement is for and how it was written up.

An acre and a half of land is nowhere near big enough for a shooting range, unless you have decent backstop. It's 400 feet to my back line, and even though I do have a backstop I stopped shooting when my neighbor built a road next to my back corner.

It all depends on what the easement is for and how it was written up.
I agree with you. A lot of back land would be inaccessible without an easement or R/W. It's people who are the problem.

My entire neighborhood is easements…

A network of riding trails connecting to parkland plus all the paved roads are on easements with frontage lots owning to the middle.

Sewer easements are very common here and came about following gravity…. fortunately, all have recently been slipped lined and good for my lifetime.

Not all easements are created equal. I both gave and accepted easements between mine and an adjacent property, for the sake of drainage. I allowed them to place their storm basin on the corner of my property (30 ft. triangle), if they'd allow me to drain my downspouts, basement, patio, and parts of my yard into the wetlands and creek on their property.

A huge help to both parties, as it allowed them to sneak a driveway across a narrow strip of high ground into the lot behind me, without having to get a variance to cross wetlands. It allowed me to continue draining my property onto theirs, the way a prior owner had illegally set it up, with no concern a new owner might cut me off in the future.

Not all easements are created equal.
There are no absolutes in life, and I do agree with you and others who pointed out how the easement is written where it may be acceptable to some.

That said, as someone else point out, it's not the easement that is the issue, but how people use that easement.

End of the day, it's just a can of worms I would prefer not to deal with because you have to deal with a bunch of yahoo's you may or may not know.

Heck, EVERY TIME the power company comes over every 7 years or so for brush clearing of power lines on the property, I generally get new crews who do things differently and I generally have to tell them what I what cleaned up after the leave.

A 1.5 acre property could easily/commonly be 400lf long. No reason you can have a 25 yard pistol/rimfire/airgun range; with a back stop of coarse. No matter the ammount of property, it is the shooters responsibility to keep the projectile from 'trespassing'.

Edit: I guess part of the difference of opinion is the 'shooting range' definition. If we are talking 3 gun style stuff, rapid fire, centerfire, while moving, hell; even with a 15 ft tall berm on 3 sides; you can have rounds leave;

I agree 100%. Yet very rarely do I see anything like that mentioned. I've had bullets fly over or past me on more than one occasion because someone didn't feel they needed a backstop. OK, once was intentional because the guy apparently didn't feel that I should be walking down the power line R/W on Sunday, even though I was doing job.

The question becomes with 1.5 acres is exactly how close are you to your neighbors?

There is being within your rights and being an ignaramous with no common courtesy.

I can't help but think that there aren't that many 1.5 acre properties with a house that is in the middle of nowhere without a close nearby neighbor.

This thread had me checking my local and state laws regarding target shooting. The hunting distances are pretty clear, and generous to the shooter. Other discharges are as clear as mud, or not existent in my jurisdiction.
Best I can guess, target shooting with non center-fire rifle is ok 300' from any road or occupied dwelling. The occupied dwelling MAY be closer than 300' with written permission, so it would appear that my residence would not really count.
My gun range committee Father always said that whatever the distance is, it's from the point of discharge. I have shot on my property in the past, but would want the entire trajectory path (intended) to be included in that 300', which is doable on my 6 acre property. I mostly shoot subsonic 22 or pellets, so I doubt my neighbors even hear it.
