advise for second story garage over shop

I have a sloped lot and need both a garage and a shop.
I want to rough sketch and estimate what this might cost me but I haven't been able to find much on google search.
Has anyone done, or seen anything like this?
It will be about 26' square (bigger if costs are OK) with garage level with my house, shop below level with my basement. I am concerned with carrying the weight of the garage concrete floor, probably on steel beems, maybe with a central truss, maybe with a couple of columns. Columns don't bother me since shop will be divided up anyway.
Any comments will be apreciated.

With the size of the building that you describe, there shouldn't be much of a problem if you use the pre stressed concrete floor system. They should be available in all parts of the country. You should put a general location into your profile so others can better help you when questions such as this come up. Here is one company that makes these floor systems in MA. Chase Precast Most of these companies can supply you with the necessary engineering drawings to get approval from you building department.

He built a house and did what your looking to do. His garage is above his shop and he used metal beams with concrete for the garage floor.

I am in NW Washington state-between Seattle and Vancouver BC in a very rural area-about 100k folks in Skagit county (East of Sedro-Woolley WA)

If you contact the people at Chase, they probably can tell you of a company in your area that does that type of work. There is probably a industry association that all the big guys belong to. If there is, they will belong and I can't see any reason that they wouldn't share that information with you. They even have a toll free telephone number connecting all cities.

I'm doing a 24 x 28 garage on top of garage and using a product like spancrete. The floor alone will cost 5000.00

8" Concrete pre-stressed plank (Spancrete is a brand name) will span 25' or so and hold up light vehicles (residential garage).

For longer spands, or heavier equipment above, use thicker planks, or other pre-cast shapes with ribs like they use to build parking ramps.

The supplier should be able to do the engineering to ensure the correct product is used.

Our 24' x 28' garage floor over basement workshop area cost less than $5000 delivered and installed. It took them less than a 1/2 day to hoist the planks into place and grout the seams.

A top-coat of concrete is highly recommended - you don't want the structural planks subject to wear, tear, and attack by road salt, etc. Plus they are not all that smooth across the seams.

The concrete plank is the cheap part of the equation. Digging the hole and the foundation and walls will be a bigger portion of the costs.
