Interesting reading about the recent roofing thread in SF Bay Area. My place is about 90 miles away. Anyway...

The house is 35 years old and has a concrete tile roof. There is no underlayment, nothing between the tiles and the sheetrock ceiling except insulation. You can look up and see daylight through the roof. It was code at the time.

As built, the pitch is not enough. Any kind of a strong wind with rain will blow the rainwater up the tiles and leak into the attic. (I've heard of snow blowing up and filling the attic...but we don't get snow here.) We are finally tired of repairing the water damage to the ceiling each year and who knows about the mold, fungus, and whatever is going on overhead.

This spring we are going to replace the roof with something. Thinking about clay tile or regular roofing but am open to ANY suggestions.

The cement tile will have to be removed and the stringers that hold the tile will also have to go. Then it will need to be sheeted and the roof of choice put on. At one point the idea of removing the tile, applying sheeting, tarpaper, redoing the stringers, and re-mounting the tile crossed my mind.

Obviously, the trusses are built to carry the weight of concrete tile so that will not be a big issue.

So please clue me in to what to look for, what to pay, and potential problems before I put the job out to bids. I'd rather negotiate from a more informed situation than I find myself in now.

If the existing tiles are in good shape, I would seriously consider removing them, adding heavy tar paper, and reinstalling. I had a house built in 1922 that had the original concrete tiles when I sold it in 1999. A few had been replaced because they cracked but most was original. This was in the Chicago area, so conditions were relatively severe.

What Kenny said! I have done my share of roofing in the states, most of the houses over here in Germany are the ceramic tile, my landlord told me its not uncommon for these roofs to last 80 years! And if your house is already set up for the weight of the tiles, I would say go for it and never worry about it again. Your great grandson can re-do it one day haha.
