We recently added another 40 acres to ours. The new piece goes all the way down to the river with 385ft of frontage. So now I get to figure out how to manage riparian habitat!

The way the boundaries are deeded, the parcel is on both sides of so actually includes the river. But in my experience, all free-flowing water belongs to the gubmint. No mention of it in the deed.

Very happy to "have" it.

The water belongs to the gubmint, BUT the river bed under it belongs to you.

Great video. Try to get in as much travel as you can when young. Things seem to wear out (legs, back etc) after you retire so travelling isn't that much fun anymore.

Great Picture of a great dog! I love a good bird dog. (But our Goldens are basically a bunch a knuckleheads, but we love them anyway lol)
