What you may be referring to is that in most jurisdictions the planning & zoning laws do not allow a landlocked parcel to be created. That why you may see easements down section and sub-section lines. The local government may allow access to be built on these easements. They are most often used for utilities, however.

If you really want the land...Go down to your County Records Office and find out the owners and where they live...Have your attorney draw up either an easement agreement that is recordable or a contract to buy all or a portion of their land to give you the road you want...Then get some cash together and go to them in person...just show up and call them when you get to their town or go knock on their door...This way you avoid them having time to think about it and talk to their brothers ....Sometimes you have to move fast ...this might be one of those times..:2cents:

I think it will be tricky getting between the brothers and the sister. It sounds like they use the sister's parcel now to access the 18Ac field that you rent to them? If they do, then the siblings must be on speaking terms at least. My guess is the first thing the sister will do if you ask to purchase her parcel is to call her brothers, who are likely to tell her how useful her parcel is/would be for your 18Ac field access if she doesn't know already. Good luck. Maybe there is some combination or land split that would make everyone happier than they are now. But it does sound possible that no one will get all of what they want.

You are correct, they use the road on the sisters property to access the field and have for 20 years. Prior to that, a stream ford was used that is on my property but is no longer serviceable (completely reverted to natural riparian area - which is good). I have met the sister before. She and her father (who has since passed away) stopped by and asked to buy the field from me. As far as I know, she and her brothers get along.

This is sort of a 5-10 year plan. My wife and I need to pay off our student loans to be debt free before acquiring more land.

The easement for road access is an option, but I would really like the land to keep it from being developed. Part of it is along a stream that also runs through our property which we would like to preserve for all to fish, hunt, etc.

Want to be buyers seldom become sellers by nature. Family land is seldom sold by the second generation but the third generation may have little attachment to grandparents place. Best of luck out there. Many of us are in the same position. DO NOT weight for the financial timing to be right on your end if the land you want comes onto the market.

I can understand wanting to preserve the land and stream area. In surveys here in Maine when landowners (in the 50-several hundred acre size) are asked about their priorities and objectives, wildlife conservation is always high on the list. It's a good thing.

There is an 80 acre parcel adjoining mine that I would like to purchase. However, folks are moving into this area from the city and land prices are "to the moon". All the land around me and in this locality is zoned agriculture - minimum lot size is 20 acres. Even at that size land is currently valued at $5K to $8K per acre. The high value does break at 80 acres and larger but still is terribly high.
This artificially high value sure doesn't help the tax situation either. Can you even imagine paying $160,000 for a 20 acre chunk of land? And most of the land around here is only good as open range land. Whew!! End of my rant.
Come to Central Tx right now--I would be ecstatic to only pay $8k/acre. Try prices in the $10k-25K range.
