Price Check fair price for a b21

Does anyone know what a fair price would be for a 1998
B21 TL, does not have backhoe only loader. has 450 hours and is in like new condition. Thank you Seattle area

loose estimates
new TLB at around avrg $24000
less $6000 for bh... $18000
450 hr and in good shape ... $13500 - $ 15000
