Hi all,

I am new to this site and actually new to country living. I am in the process of renovating a farmhouse on 21 acres and must get Farmers & Ranchers Insurance before March 1, 2011. The home is about 1500 sq ft with a 2 bdr and 3 bath and no other structures other than a small pole barn, chickens, a few cows and 2 horses. Can anyone help me with the annual cost of this insurance?

I'm sorry but I can't help at this time as I'm on a fixed income and taxes take a large portion of that. And as I understand from the news reports my SS check won't be increasing for at least two years so it doesn't look all that promising in the near future.

But good luck with your acreage, farm house, country living and welcome to the forum.

Are you asking for someone to contribute to you to buy this insurance or are you asking for advice on what and where to buy it? I dont think that your third post on this forum is a good time to start asking for money, we dont know you. And if you are asking for money i dont think anyone will give you money for insurance when your spending money to fix up your house, put off renovations to pay your imediate bills, thats what we all do.

Good luck though.

As for a company try USAA if your a veteran, or farm buearau insurance they have decent rates.

The cost of insurance will vary widely depending on where you are located, what coverage you want, your credit rating and insurance history, and what insurance company you talk to. I have received quotes almost twice the cost of other quotes, for the same coverage. I've also been faced with big sudden annual increases.

Are you sure you don't need insurance until next year? What happens if fire destroys the place next week? YOU probably will not get anything. What happens if someone gets hurt and sues you and you do not have insurance? What happens if your cows or horses get out on the road and cause an accident?

Your best help will come from an insurance agent. My insurance, for property a lot bigger than yours, is just part of my homeowner's policy, but most insurance companies will not insure incomplete structures. A good insurance broker might be able to find stopgap insurance for you until the renovation is complete.

I know for us, allstate covered the house buildings and property ... but they would not cover the tractor and when we got animals they would no longer insure us. We had to go to a broker to get a co that covered farms
