Well it has been 54 days since we had tornado damage, and so far not a thing has been done to repair the house or barns. Roof on house has 5 tarps on it and still keeps leaking. Two contractors came through, and one is at 115.000 the other is 131.000 And the insurance adjuster came up with $37.000. They are disagreeing mostly with the roof, 7 trees fell on it, and my 2 biggest ash trees came through it. I just got a new roof put on 2 years ago for $11.000 ins says they came fix it and shingle it for $7000.00 my contractor is asking $18000. for repairs and shingles. That's not including all of the brick work and wall repairs we need. Basement floods and fills with sand ever time it rains. Finally called the Office of Financial and Insurance Regulation for Michigan. They have 19 days to submit why there adjustment is so far off. Maybe we will finally get some action on this. Jeez they take my money the first of every month, but they don't want to give any back! After this is done I'M DONE WITH THEM!!
Sorry people had to vent.

Higher an public adjuster my siste had to do it when her house burnt my brother inlaw said it was money well spent he takes a % of the repair cost.

from the web site

How Can a Public Adjuster Help Property Owners?

Public Adjusters are experts on property loss adjustment who are retained by policyholders to assist in preparing, filing and adjusting insurance claims. Employed exclusively by a policyholder who has sustained an insured loss, these professionals manage every detail of the claim, working closely with the insured to provide the most equitable and prompt settlement possible. A Public Adjuster inspects the loss site immediately, analyzes the damages, assembles claim support data, reviews the insured's coverage, determines current replacement costs and exclusively serves the client, not the insurance company.
What Types of Claims Can a Public Adjuster Help With?

A sampling of the types of residential or business losses a Public Adjuster can assist with include:

  • Flood
  • Collapse
  • Fire
  • Explosion

  • Hurricane and Wind Damage
  • Riot and Civil Commotion
  • Smoke Damage
  • Vandalism and Theft

Tornado 2001 took off 1/2 (West side) of roof shingles. the adjuster after deducting 5 years of age. then found thin cheap shingles for base price and the deductable of $1000
begin to think was to be billed for his trip .
Had metal roofing installed. Tornado of 2008 cleaned up anything left standing and stacked around the house. The metal roofing had a scratch where a tree slid over the roof the new insurance company adj. took picture and paid for 10 sheets of replacement metal.
Also replacement tractor shed, fences , shop doors and looked around for items I may have missed. Tried to get him to look at the 30 acres of Oak and pine but said only house place.
Then learned by him to call State insurance dept. if ever have a insurance adj. problem they love the calls.
The snarling dogs turn into whimpering pups. The state tells the insurance co. the limits they can work.

After the hurricanes down here on the gulf coast a few years ago it too insurance companies many months to settle. It took 2 months for an adjuster to even get out to our place. Many times they came out with low ball offers. Don't hesitate to get other independant offers.

The lawyers will come out of the woodwork, I am sure they are already working your area. We did not end up going that way but sometimes I wish we would have.

Insurance is a high scam overall.
I worked for a guy who would fix roofs etc that were'damaged' almost every time , he asked for some unreal prices and the middle man said it must be worht more, so he would jack it up.
In this case the homeowner would have some damage, and call this company who basically handled all the subs. So it was worth more to them to have high rates...
One case was funny really ''chimney down'' We arrived put up a ladder and saw the stainless cap was gone. I found it blown in the woods. and bent it back to shape and screwed it on. (the original screws didnt even hit anything). Climbed down the ladder and the rep showed up asked my buddy how much..He said 550 . I about spit out my tonic. The rep said are you sure???And the buddy replied well we had to reform the gaskets and drill and tap the screws..(funnyas they were self tap). And they settled on 850 dollars..The rep got a certain percent of that. We then went to the bar 11 am... done for the day.W.lol
It got to where i couldnt stand this and left......
And yes my neighbor had a fire and after 45 years of paying in the cancelled her...So dont be surprised...

My wife got rear ended in a traffic circle last December which did about $1500. in damage to the rear quarter of her car. We never go the deductable back. I've been with the agency since I was 17 years old. We've had two other minor claims over all those years. I guess I could take someone to court ....but I thought that was their job. Yeah...it's a racket.

One time It took almost 2 years for me to get a deductible back. By that time I had already changed insurance companies and they still sent the check...
