I guess it's time to post some pics of my house renovation project. I've been off-line for a few weeks while spending a lot of time out at the house. We had to remove quite a bit more than I had hoped (but I sort of expected) because of the way some things were put together when it was built 30+ years ago.

My Pole Barn is essentially done, just waiting for 2 windows that are coming in with the windows for the house. I think many of you have seen the pics of the barn that was built in late spring.

Yeah, I really didn't have much choice - couldn't bring myself to just re-hide bad construction. I was prepared to find a lot of surprises, but you always seem to find even more than you expected once you start opening things up.

Anyway, while putting the drawings together, I realized that we needed to move out and get a small rental house - our camper trailer isn't big enough for a family of 5 to survive for 6 months during construction. Being out of the house during a major renovation also helps the project move along a lot faster, as you're not trying to work around a family trying to live in the whole mess.

Of course, the rental house has no A/C, and it's one of the hottest summers on record. I've lost almost 20 lbs working and sweating in this summer's heat out at the house.

The real marriage test is going to be after moving in to the newly renovated house this fall, then selling it in the spring, and maybe doing this process all over again. My wife's a real trooper, but I'm going to owe her big time.

I know how what you are going thru - I took the roof off of my ranch a couple of years ago and added a second floor to make it into a Cape style. I lost almost 25 pounds that summer. Planning on getting it all done by spring and moving onto the next one is pretty ambitious - you must either have a lot of help, not have to go to work everyday, or have a contractor doing the work for you. I still don't have my new second floor finished off - it gets worked on nights and weekends and around all the other things that come up in life. It feels good though when you do it yourself - plus you get it done your way.

It is all part of a master plan. /forums/images/graemlins/cool.gif We ultimately want more acreage, which isn't easy to come by cheaply out in these parts, unless you want to live out on the treeless eastern plains. Ultimately, we want a little larger house, I want a much larger barn, and at the least, a couple more acres.

I'm the General Contractor on this project, and have a good builder/superintendant working with me on it. I still have to split my time on my house with my day job. I hope this project can become a nice portfolio to showcase our capabilities, and will drum up more business as a result.

I take care of all the design, planning, ordering, scheduling, etc, and occasionally swing the hammer (or pull the trigger), fire up the saw, etc. My Builder/Super can focus on the construction without having to worry about all the administrative issues that require so much time and energy. This arrangement keeps the project moving, so with the small crew we have out there, construction is rolling along pretty quickly. Both of us hope that this project is the start of a longstanding, successful business relationship.

I ended up being the GC on our house ,but I don't think I would want to do it for a living, We built our own barn as well as the little woodshed/pavilion but to do it for a business WHOA!! I don't think so Tim... /forums/images/graemlins/smirk.gif

Bandit, Its looking good!! Hey what is the two layers of underlayment one the roof? something like felt paper for a cedar shake roof ? I Haven't seen this done before...

The first layer you see is ice and water shield with an adhesive backing at eaves and valleys. Since walking on the ice and water shield can damage it, they put the 30# roofing felt over it as they go up the roof. I had them put the Grace 30# felt down, as it stands up to the elements and the high UV at our altitude better than standard 30# felt does for a longer period of time. The 30# felt will be exposed for a good 6 weeks before shingles are installed. I want all trim, siding, etc. done before the shingles are installed to minimize the damage to the shingles from people walking on them while working up there. We'll be installing Elk Prestique 50-year high definition composition shingles, same as the barn.

The Grace 30# felt comes in black and light grey, and since it was installed at two different times, that's how we ended up with a 2-tone roof covering.
