<font color="blue"> How much can you get land for around you?? </font>
In upstate New York, 30 miles NE of Albany (State capital), widely divergent prices exist depending upon parcel size and parcel amenities. Smaller parcels (up to 20 acres) with views of rolling hills and VT mountains go for $5K to $8K per acre. Larger parcels (greater than 100 acres) with no views can be purchased for $1-2K per acre. Price tends to come down as the parcel acreage increases and if there are fewer amenities.
However, new trend is taking place. Recently, SUNY at Albany was named as next major site for a new nanotechnology research center. Expectations are for a major influx of techie workers over the next few years rivaling that of Silicon Valley and Austin, Texas. In this case, real estate brokers are expecting prices to accelerate beyond prices previously quoted.
One other note.....it is extremely difficult to find 'good' land for sale without paying a premium. Many of the parcels I see coming on the market are mediocre in nature and of marginal quality that people are willing to pay top dollar for. Desired parcels both small and large, are being held by strong hands.
