We've always hayed this property, but as a new inheriting person, I'd like to learn about other options for this property. Can anyone point me to some good info, or make suggestions?

The fellows across the county road bought 20 acres three years ago. They seem to be making good money growing marijuana.

I made a deal with them. None of their customers come down my driveway - ever - and I won't be over on their 20 - shooting them.

How much time and moneydo you have to work on it? My first thought was apple trees, as that is something I've always wanted to do. Some of the dwarfing rootstocks supposedly start producing in 2 years.
A quick search of fruit trees in Oklahoma came up with peaches and apples

Another possibility is strawberries, depending on how much time you want to spend on it.

Anything you do will likely require an investment in new equipment. 👍

Haying is probably one of the easiest things you can do. Find a local who will do it for you and share a % of the profit.

You can make some good money growing the Jazz Cabbage, but I feel like it's probably frowned upon in Oklahoma.

Even if the neighbors were okay with it. 🤣

My neighbor rents 50 acres out to a wheat farmer. The owner is never here and he gets a payday.

Probably your local ag extension agent can offer advice.

Marijuana often has extensive permitting and regulatory requirements. And the market's extremely variable. For example in Oregon after they legalized it a lot of people got into growing. As a result the price plummeted and a lot of people lost a pile of money and quit. Not enough of them though- Oregon still has the lowest retail prices in the country. Also due to it still being illegal on a federal level it's hard to use banks, get loans and probably difficult to get insurance.

Look around at what others in the area on similar land are doing. Those things are probably the best bets.
