In need of a tractor..Don't know what to do!‏

Hello everyone.

I am making this thread because I am looking forward to purchasing a tractor but right now I do not have enough cash to make a large purchase of a new or used tractor and I dont know what to do. I really need the tractor to clean up a parcel full of brush and would like to start ditching and organizing the place. Due to this reason and of my need I would like to know if anyone might be interested or might know of anyone who might be interested in either purchasing a resort I own in Miami Beach, FL or in trading for a tractor. I am this desperate in acquiring a tractor and would appreciate the assistance if anyone might be interested.

This Vacation property is tax deductible and has been paid for and title is clear of all encumbrances. I bought this property in 2001 and is great for anyone that would like to use it for vacation use or for selling/renting the week times which can go up during the up peak seasons to $1,500.00 for the 7 days.

The resort details are the following:
1. 2 bedroom
2. 2 bathrooms ( one jacuzzi)
3. kitchen, living room.
4. Can accomodate up to 6-8 people.
5. Can use vacation use anytime of the year, no specific dates or could rent to get additional income.
6. Close to all Miami Beach Ammenities, and resort has private beach, private pools and kiddie area. Also inside Resort building there is spa and lounge location.

Looks like your first problem is figuring out how to market and sell the Condo. I doubt that this is the right place to find advice on that, but you might get lucky.

From what I'm hearing, Florida real estate is still in a slump, but perhaps not as bad as a couple of years ago. Look for opportunities to advertise the property free or for low cost. Don't be greedy. Set the price low enough so that it is a real bargain for someone. If you want a quick sale, that's what you gotta do. Study the market in the area of your property. What are comparable properties selling for?

It's painful for a seller to do this, but remember that what you paid for the property has absolutely nothing to do with what someone would be willing to pay. If there's comparable or better properties in the area for less, they're not going to buy yours.

If you own the property free and clear, you should be able to borrow money against it for a tractor.

That is a time share. He has the use of it for a 7 day period. They are usually sold with an initial purchase cost plus an annual maintenance fee. They are pretty challenging to re-sell even in the best of economic times. There are companies that will market them for owners. They are usually initially sold by offering a "free" or low-cost stay to potentual buyers who have to sit through a sales meeting while there. Sometimes they are sold by offering people vacationing in the area free tickets to a show or something if they will sit through the sales meeting. Some allow you to swap weeks with other locations. Best to think of them as a vacation oportunity and not an investment unless you are getting it from someone else who is trying to get out and you get it for dirt cheap.

Well I bought this time share a while ago back and I do rent out the week times when I am not able to vacation or decide to go to somewhere to vacation but I do make some profit because Miami hotel rentals are expensive. I have and with proof, the rental contracts I made for the times I rented out and they have gone for $1,200.00 and even $1,500.00

KU Gator you are right in a way, because you could get inexpensively from someone who wants out from them, but I am only selling due to how I am in great need of a tractor.

If someone might be interested, I can even pay part cash and part with the resort but I do not have enough for a whole tractor purchase.
