Hi folks,

I'm acquiring a 10-acre property and am shopping for the right tractor. I'll be using it for:

- mowing -- finish mowing in the 1-acre yard
- mowing 5-acre grassy pastures
- loading -- mulch/manure
- light hauling (mulch, manure)
- very rarely haul some dirt (if a project comes up)

I'm thinking that a 19 to 22 HP tractor would get the job done and I"m looking 855s or 4100s.

I need to keep the budget at around $5-6k for the tractor to leave enough for a 60" mid-mount mower, a 5' brush hog, and a front end loader. Other implements can wait.

Any other models I should be looking at? I don't mind getting something older as long as it's in great shape. I'm also looking at the Kubotas - but I'll post that in the Kubota forum.

Your talking used and well used at that for a jd or kubota to do all that.

Last fall I bought a 4X4 '97 770 (24 hpw) for $7500. It had around 630 hours and came with a FEL, brush hog, back blade and an old harrow. It is all in pretty good shape but pretty far from perfect.

I have seen what looked to be some pretty good deals this spring on craigslist this spring in my areas.

Be patient and cash talks.

Yeap, real buyers market right now for small utility tractors, track loaders, and excavators. If you have the ca$h.

One more thought. Since you want to mow lawn with it you need get a tractor with turf tires. Buying tires and possibly rims after you buy the tractor will blow you budget.

If you visit other threads on this site it seems that the price of used CUTS, especially Kubotas, have remained stable, and even gone up.
There does seem to be a buyers market in mini-ex's.

I wish it was a buyers market because I have the cash and want to buy.

The only tractors I can think of around 20hp with a FEL in your price range are grey market Yanmars or Isekis.

Like this Iseki TS1610 (20 hp engine) with a Koyker loader at $6250

I sensed from your post that you are budgeting 5-6000 for the tractor and the attachments would be additional cost. What is your total budget for all the sum of the parts?

Might also want to consider a good used mower for the yard instead of a belly mower, since you can buy a good used manueverable
mower for the same cost as a new mower deck. This allows you to use a gear tractor for the larger areas without a lot of grief.


If it were me, I would buy what I have had before, something much older but in good condition for example the older 820, 1020, 1520 tractors any of these will work and all are larger than you are asking about. Condition is more important than age. Lots of older tractors with loaders available on Machinefinder and other places. If you take care of these older tractors you can get most of your money back on resale, and hopefully after a few seasons you will have a better idea of what you really want. I think an older 40hp tractor would serve your needs better on the 10 acres than a smaller one.

I'd say any of the 50's model tractors, such as the 650, 750, 850, or 950, could be had with a loader and mower for less than 7k. Don't pay too much attention to the type of tires that are one it, just make sure they're in good shape. As long as it doesn't come equipped with R1's then you shouldn't have a problem with tearing up the grass when you mow.
