When I bought my land stateside I had to separate all the land over 5 acres into another parcel... seems homes on more than 5 acres complicate transactions unless it is a cash deal.

It's a big advantage to get along with your neighbors in the country, I don't have many but everyone seems to notice when something is going on. I feel my place is rather safe when I'm not around. We all help out when it's needed and kind of stay to ourselves otherwise.

We have about 8 neighbors that we know fairly well..... 7 of them are not psychotic. :laughing:

Good luck on your hunt for a reasonable mortgage!My wife and I just closed on our farm two weeks ago, and it was an adventure! I was able to use my local bank to obtain a mortgage, but there was plenty of hassle involved. Our place is 66 acres with a 2400 Sq Ft home, and a 3800 Sq Ft barn. We ended up just doing a straight 20% down mortgage, and was only able to do it because of the home. When we were looking at vacant property, they were asking for 50% down as a minimum!!!

Congrats on the new farm, it is a hassle but I'm sure is worth it in the end. The good stuff seems to always take a little extra work.
