The hunting cabin idea just seemed to work better for us since we live on the property. I did not want a bunch of yahoo's running around up there when my family is there and i am at work.

We live about 2 hours from wahington D.C. and those people will pay big bucks to hunt in our area. maybe this would be a better route for you to go if you are concerned about land usage.
We try to rent to older people, I don't need my cabin ripped up and used for a party spot. We also tell them up front that we want a credit card for collateral, to pay for any damages. Most are more than willing to do this. The ones that aren't usually don't call back.
It is a really good way to control who is on your property and when. Of course we still have them sign a liability realease.
Most seem to really enjoy themselves when they come up to hunt. Heck, if my wife likes them she usually makes them a big dinner the day before they leave.

It kind of depends if NC is an open land state. some states have a policy if it is not posted it is open to hunt. some may already think it is their hunting place. In Alabama the going rate is about $6/ acre. See here for results.
