Hi,

I have recently cleared my 40 acres and will get it disced. I am looking to either lease it to someone to put into Hay production. My main interest is to get the AG. Exemption.

Other option, besides leasing is to do 50/50 split- my cleared land ready for Hay production, your labor, and we split 50/50 the profit.

This is in Huntsville, Texas.

Also, can anyone in this forum give me any ideas on what's best and acceptable in Texas, considering my needs above. Thanks!

It's a little late to sprig bermuda. Jiggs bermuda is what most spriggers in my area put in the ground. You could plant Sudan/haygrazer. I've been in the custom hay baling business for 25 yrs and there's no way I'd want to participate in a 50/50 hay program even if I lived close to you. Labor,equipment wear/upkeep & fuel is worth a lot more than lease on your land.

According to USDA/NASS QuickStats Ad-hoc Query Tool, the average cash rent for non-irrigated cropland in Walker County was only $9.3/acre in 2012. Crop yields must be pretty low.

The cost of coastal bermudagrass establishment in Texas is around $200/acre according to Texas A&M (http://agecoext.tamu.edu/fileadmin/user_upload/Documents/Budgets/District/4/2012/cbe.pdf). This cost would have to be prorated over the life of the stand.

You may not find any takers on a lease, either cash or crop share.

Does Texas offer property tax exemption for forestry?

Thanks for the information and certainly appreciate the feedback. As I said, my main interest is the tax exemption. Can I interest someone in establishing a hay pasture?

I provide cleared land that is disced, ready to go. You establish the hay pasture through planting sprigs. I am not stuck on 50/50 or lease, realize the labor and effort involved. As long as you fertilize the land after each cut, the Hay is yours to keep for several years to be mutually discussed.

Alternatively, I can seed it with Texas Tough or Bahia or common Bermuda, which is much cheaper than sprigs, and become a Hay Bailer myself - more competition!!!

Soil is really good- can grow literally anything. I don't want a pine forest for timber exemption that Texas allows.

Any feedback or suggestions will be highly appreciated.

I would take you up on the offer if was alittle closer,I had lease in leona but was 130acres and I just got tired of the haul. I'm sure someone closer will work with you...
