Here where the humidity is very low, you need to sticker kiln dried wood in shipping containers. In the dry heat, with the standard ventilation, the moisture content will drop another 5 to 10%.

I would order and buy well in advance of need. Daughter finished up her house late November of last year. Not fancy at all, but we spent about $180 Sft including appliances for the living area, not including a large garage and small deck. Probably close to the OP $150 to 160 living area cost. Was 16 weeks on windows, 2 weeks wait each time on just concrete and then delays getting metal roofing and electrician in. I've got two neighbors building, both have run into long, (2 to 3 months) waits on materials. And everything is way up... just way up. Good luck.

Heres and idea, go to where you get your building supplies and ask someone who does their orders what they often have in short supply. They might have a better idea than all of us combined.

Just got a quote for the garage/shop. 40x30x16 plus lean to. 52k with concrete.
I do not have the skills to build it myself, but this thread did inspire me to buy and store fencing. That is something I can buy and store right away that I will definitely need and is unlikely to go down in price.

That's in line with the quote I got last week here in TN for a 40x30x12 w/ lean-to and concrete floor. It's up about 15-20% since we first started looking at having one built.

but i just installed a 400 amp service for someone last week. a 2" piece of rigid IMC steel pipe was $140.00 per stick. last year it was $58.00
a 10' piece of 1" sched 80 pvc pipe was 43.10 per stick. about 1.5 years ago was $12.60
and finally 2 weeks ago #6 alum XHHW wire was .38/ft, but yesterday was $.68/foot......nearly doubled in 14 days.
but theres no inflation
