I have about 40 acres in nowhere Oklahoma. The county road is little more than a cow trail, and that's not much of an exageration. The plan is (was) to move there in three years. Here's my dilemia, a couple of guys have bought the place directly across the dirt road from me, and have opened a motocross/ATV race track, expecting 3-5 THOUSAND people there each week-end. I'm no where near city limits, and there are no restrictions in the county. Is there anthing I can do to combat this? I don't mean to begrudge anybody the use of their land, but I sure as heck didn't want something like that next to me.

Check to see if there is a Township Board or anything like that. I would also go around to all of the neighbors and see if they would like to be a part of it. You may not be able to totally stop them but you may limit them somewhat. It is their land. Spend a few bucks with an Attorney and see what he says the laws are in that area, (Gee did I say contact an Attorney?)

Again you may not be able to do much, but try and limit them.

What rotten luck. I don't see where there is much you can do about it if it is in the county and there are no restrictions. Unless the land has sentimental (family) value, I would consider selling it and finding my quiet little corner of the world elsewhere. What your neighbors propose to do will ruin the quiet solitude that I am sure you expected to find on 40 rural acres. Sorry if this is not the answer you are looking for but I suspect you will either have to accept the noise and traffic or move on.

If worst comes to worst then maybe you could turn your land into a campground or something else to take advantage of the situation.

I think I know where you can find a buyer that will pay you a premium for your property. It's the same group that wants to have the off road park across the road from you.

They just don't know it yet.

I think I'd find a source for chicken poop, large amounts of chicken poop. Since you're out in the middle of nowhere with no restrictions the odor of the poop won't bother a soul, right?

Even the most diehard atv fan won't enjoy a day at the track if the smell takes away one's breath. You won't have to worry about fast food trash or any kind of food trash blowing on to your property either. There won't be a problem with pit racers tearing up your land because real racers are using the track.

It won't be your problem. It'll be theirs.

Actually a very similar problem in a couple of years to what you will have if you do nothing.

living in southern Ohio for just one year, I, unknowingly volunteered to help the chicken farmer next door. First time out in his "honey wagon" was a real eye opener. In that neck of the woods the state told this guy on whose farm land and what specific area his chicken honey could be spread. Never really got use to it. I agree with Harv though, this stuff makes hay not only grow quicker, but to leave the area too-:) Better find some egg layers in the neighborhood and offer this property as an alternate site to run the honey wagons in.

We found out the hard way what happens if the manure is not treated properly. Two autumns ago we, as well as neighbors a half mile away, were infested with flies. They were so bad we'd hang a sticky strip up in the morning, in our kitchen, and it was covered in half a day. We had to have fly swaters in every room. Talked to the farmer who leased the land next to us. Wasn't his fault, he said, it was the person he contracted with for the manure. Nothing we could do.
