Do you have to have an Architect's plans to build with ?
I plan to build a metal building to match a floor plan I found on the internet.
Can a good carpenter use the floor plan that has room size general dimensions and build the house ?

No, you don't need an architect.
Are you having a building shell erected by a company and then hiring someone to finish it out?
An all-round, experienced carpenter can do a good job if given enough time. You do need to have detailed plans though so that plumbing and vents are installed correctly. I like good drawings. Also, companies like Winslows will build a structure to your custom specs for no extra charge. My shop has a full bathroom, a shower for the horses, and an upstairs large, air-conditioned, office/electronics lab.

If you are outside city limits in TX, then there are no permits and you can do what you want. A half decent builder could frame out your floor plan if you drew it on a napkin with a crayon. If he is good, he will go over your plan with you, make suggestions and fine tune it.

It's easier (and cheaper) to erase a line on a piece of paper than it is to tear down a wall or move a door. Besides, what does the carpenter bid on?

I would like to have a metal building built to the footprint of a floor plan.

Then have a carpenter construct the interior from a floor plan.
However, I am beginning to think, that I may miss something trying to allow for plumbing and electrical with receptacles and switch plates, etc.

Cost would have to be an estimate ....

I am being told construction costs for building only is about $100 a sq.ft. in our area of Texas,
with nice finish out inside.

May purchase the plan, so I don't cause a problem, since

Actually, my son just got a $95 sq. ft. quote from a builder to do a 3000 sq ft home on 2 acres in Sunnyvale City limits. This would be a standard, 2 story, 90% brick home with 2 fireplaces. So I think $100 sq ft for metal shell and inside finish out is way high.

The Quote I mentioned was for a slightly modified and modular 864 Ulrich cabin with 8" front porch. The quote was $114,000 (16x54') for the cabin plus $8700 for the concrete foundation. The price included bringing the Unit out to my land and set up. The unit is supposed to be built to Stick house standards. I own the land. I know there is a lot of factors here, but their price sounded way to high to me.

I need your son's builder to come to my land in Whitney. lol

The small square footage unit I would like to have built is not likely to worthy of your builders time, but it may not hurt to ask.

I forgot to ask you, does the $95 sq. ft. cost include the lot also ? Is that a "turn key price" for the most part ?
