I'm looking for local realtor web sights in central Texas. Looking mainly within 1 hr East and North of Austin. I have found some on google searchs but keeping getting mostly homes. I'm looking for realtors that might have more land listings between 5 to 40 acres.

Any of you guys (Don, Mike, Kyle, anyone else) have a sight you frequent?

I've always found www.realtor.com to have allot just about everything available. From there, you can always search out some of the agents, but there sites rarely have anything that's not alread on realtor.com

You can also try Texas land for sale, Texas farms for sale, Texas ranches for sale and Farm and Ranch Magazine Real Estate Listings - The Best of the Best for listings and links to realtors in the area your looking at.

My brother is looking for land in my area and we're on those sites all the time.

Eddie, those gave me that type of searches I was looking for. I have already found some prospects. Thanks.

KB, I would much rather be looking north west and west of Austin, and have not ruled that out. Thanks for the link.

James --- WARNING! WARNING! WARNING! --If you're looking to move into our area .... some of us already know about your welding skills .... might be a good idea to NOT let me know where you might be at.....;) :D I found the 20 acres I'm working at (just south of Don) online by surfing my butt off at every site I could find and then printing out the listings I might be interested in. I must've had 75 pages printed ..... the one we bought was the 4th we looked at....Wish I could give you specific sites to look at - but I didn't keep track of all the places I surfed and it's been 2 years ....and I've slept since then (my brain purges every night). BTW -- the 23 acres right next to mine is for sale. He wants about $5k an acre I think .... but whoever buys it needs to jump on it -- he's in the process of cutting all the cedar off it for fence posts. It's fairly flat, 2 miles from blacktop, 5 miles to post office, 12 - 15 miles to groceries. There's a well - and a junk doublewide that needs to be hauled away - have no idea if there's a septic system .... 'course the next door neighbor could be better...........

Well Mike it looks like I'll have to out bid you for James.

25 acres
$3500 an acre
1/2 minerals
Black top frontage
Electricity at front of property
County water line running in front of property
Two of my ponds overflow into a gully in back of the property (good spot to build a pond)
Another gully crossing about 200' from front of property (water is flowing now, but not always)
flat in front, hilly in rear
consist of the post oak savanna (sand land) and a bit of black land prairie
Thousands of Post Oak trees and a few cedar trees (and a few mesquite).
2/3 new fence
good deed restrictions (but lenient, no surprises in the 13 owner 320 acre community).
Lexington ISD
50 miles to Austin
8 miles to groceries, post office, and hardware/lumber store
3 miles to beer

However he would have to share his rear fence line with my east fence line.:D

James, I'd like to be able to underbid Don but I don't think any of my neighbors are selling. I've just started looking (for my brother) for 5 acres but not much luck yet. I have to admit I haven't been pro-actively looking, just country road looky-looing...

I was given a name of a guy in the Serbin area (about 8 miles south of Giddings) that occasionally sells small parcels but I haven't called him yet.

I commute to Pflugerville (north austin) daily and it takes about an hour.

Let us know if you need a drive by look if you find something around here.

Mike, I'm always willing to practice welding on friends projects, that way my welds for paying customers look better. :D

I knew I came to the right place to ask for help. I've got a job offer but I'm still on the fence as to taking it or not. Kyle, it would be right close by you on Parmer Rd. so I really needed the time est.. thanks.

As for the winning out Don got me with the beer and hardware. :D :D :D

Mike, I might be coming down that way this week to get a fell for the area. If I do, I will PM you and get direction to the place you mentioned.
