i am in the process of having a 40x30x10 barn built with a 10 lean to on one side. 4 - 4.5 inch concrete floor in barn. roll up doors on each 30 ft ends

i have a million questions but 2 for now are:

1) how big of a concrete pad should i have outside at the 10 x 10 rollup doors or should i just expand the pad the full 30 width? i am planning on 10' out and 14' wide pads at door only

2) should i center or offset the roll up doors. builder recommends to center the doors

Here us what I did with a 30 foot main slab for my barn which has 12 foot wide sheds on each side. I had one 14' wide door and one 10 foot with a 2 foot divider in the middle. It works just right for my welding receptacle behind the 2 foot divider and my machine sets right at the wall out of the way of everything else and close to the outside so I can reach my outside welding needs or work off my table at the door.

I recently put on an addition on the rear for additional storage. It is 14 wide by 30 long and I had a 14 x 18 slab poured outside the door for boat washdown area. I am thinking of putting a 30 x 20 pad on the front of the shop where the two front doors are.

Depends on how much clear space you want on each side of the doors. I offset mine on the hay barn, 30'X40'X12' with 12' awnings. There is a workbench and shelving units down the side wall next to the drivethru bay. I store hay and stuff on the other side. The horse barn, 36'X48'X10', has the doors centered with stalls on each side.

I would also suggest 12' wide doors. My trailer has 6" on each side when I back it in with my 10' wide doors.

barn will be for workshop: tractor and eqip maintenance, wood working + storage of tools, farm supplies and hunting supplies. essentially a big boy's playroom. no livestock or hay for now.

also, will have small bathroom (toilet and shower) and fish/game cleaning station. barn is being built on site of old mobile home so power, well and septic in place.

lean to will be for equipment storage - plows, bush hog, sprayer, etc

tractor and equipment previously in dirt floor shed with no power. looking forward to concrete, shade, water and electricity

wanted concrete pad at both doors for washing tractor and equip outside. not sure which end i'll use more but i figured it is cheaper to do both now than guess wrong and regret

I offset my doors. The way I'd look at it is; If you have a 30' wide building with a 10' or 12' roll up door centered (as suggested by the builder) - you will have 8-10' of space on each side of the large opening. But if you offset the doors on either side you can have 16-18' feet of space for a room or workshop.
