They finished my new roof Monday and it looks great!
Here it is legal to put metal over old roof/shingles if roof is solid. (gets inspected before starting and after finished)
They put it on over Rhino Roof synthetic underlay.
They cut a vent in both ridges and my house is cooler already!
My roofer makes his own panels (Roll former) and had to get state approval/Certs. on his machine.
He fastens roof in the ribs and has engineers approval to do this. Said it helps prevent leaks.
Came out to $260.00 a square.

Congratulations.

We did a standing seam metal roof three years ago. Best money we ever spent on the house.

That looks great. I did the same thing after Hurricane Opal (1995) rolled through here and tore up the roof. Hurricane Opal - Wikipedia

Worked great....then in 2011 on my bday, an EF4 tornado hit my house and property and just rolled everything up and tossed it way back in the woods (along with belongings/other houses/storage buildings.). Got a titanium plate in my neck from that and she had a broken leg. Fun times. Put a new metal roof and so far so good. I wonder if those things attract Hurricanes or tornadoes? :eek:

Unless you have fire or tornado or some such your probably done roofing that house for life and then some. Looks good and congrats.
Check with your insurance agent, it should lower your rates. Except for cosmetic damage. Depend on company etc.

I might make it easier for the tornado to mistake your house for a mobile home, their normal prey.

There hasn't been a hurricane (cyclone) or tornado here, and I've had my 'colourbond' roof since the house has built in '94. :thumbsup:

When we lived in NJ, we had a standing seam put on our house, ridge vent, very nice. Then came a snowy winter. We did not install the birds on the gutter ends of the roof. When the sun heats up the top of the roof and it starts to melt the snow/ice, down comes the snow in a landslide. Takes out all the shrubs along with the gutters. What a mess. That next spring after new gutters had been installed I installed the birds and this prevented further damage the following year. My advice, if you live in an ice/snow zone either remove your gutters or install the birds. Just my experience. Oh, they also prevent you from getting de-headed. Bob
