Not sure what I need to know.

Property is about 1300 ft deep X 350 wide. If I give them a copy of my warranty deed they will set up and easement and it will not cost me a thing to have the power run about 800ft back on my property.

I meeet this guy who is an electrictian and he impied something about not wanting to give up any of my land????

From what I understand if I don't give up an easement I will have to pay everything out of pocket. This most likely include buying a transformer as well.

The rep from the power company said that if the easement is only on my property and not the property line only I would have access to the service. Meaning the wouldn't tie into it to service others.

An easement is NOT giving up rights to your land. It is a specific use of your land by specific others.

the only thing you are giving up is access to that part of the land so they can maintain the line. I assume they will have the right to trim trees to their standard. This may or may not be an issue for you. In a small town near here the power company is creating alot of fuss- they were going to go into this "small, quaint" town and "trim" the trees. from the news reports they were going to remove alot of trees in residential areas. I haven't really followed this much, but do know that the standard to which they want trees trimed around power lines is much more than the average homeowner might like. I would suggest consulting with an attorney knowledgeable in these cases. If you pay for the line, does that change the power companies ability to maintain it? is it your responsibility to maintain it? How about underground options?

I'm asssuming you want the power to come 800 feet into your land because that's were the house will be???

The power company needs the easemnt so they can have access to your land any time they need to get in there to service the lines and read the meter. In my case, I gave them a 50 foot wide easement. This allows them to clear trees or any obstructions from the wires 25 feet in either direction. Of course, I'll keep the area mowed and it will never be an issue.

They also have the right to enter my land to read the meter. They gave me alock to put on my gate with my other locks so they can come and go when they please.

Your other option is to have the power end at your property line with transformer and meter. They will still need an easement to allow them to remove trees on your side of the fence that might come into contact with their wires.

In my case, the line that runs across the front of my land has a 25 foot easement.

They also put the pole on my property about a foot inside the line. They can and will put them on TXDOT land, but that's rare and sometimes it's a deal breaker.

If you have them end the power at your property line, then it's out of your pocket to what it will cost to bring it in the 800 feet you need it.

This is all based on my experience with arial lines. Underground installs have differernt requirements, but they will still want access to their lines 24/7 along with being able to read the meter.

Everything they install on the easement is explained in clear language. They do not have the right to come in and add more lines or cross your property in any other manner other than the coridor drawn out on a map and specified on the easement. Like I said, mine is 50 feet wide and about 800 feet long. That's it.

The underground line some 750 feet onto my lot plus the tranformer will cost me about 6000$ plus I need to dig and backfill the trench. If they run the line for free in exchange for an easement to maintain the line which is a line for you and you only then I would give them an easement. Think about why they would ever access your property, it is to repair or maintain the service to your property as a benefit to you.

This is a good thing.

I will add something here. If you give them an easement, be sure and give them an easement on land that you do not ever intend to build on. You might wake up one day and think that place would be perfect for my shop building. Then find out it would be on their easement.

Anyway, give them the easement, if it's just for you service. It isn't a big deal and would save you some big bucks.

Good point, you can't build on that easement. Maybe run the service along a road so their maintenance is less destructive to your land and maybe helps your road stay clear.

But, but, but, restrictions that are associated with the easement are usually spelled out in the deed or when the easement is created.....

The utility company obviously has some specifics they need to have in an easement, but, buildings and fencing may not be one of them.

I'd recommend sound legal advise. Know your rights and protect your property.

My 25' x 600' easement with Florida Public Utilities clearly spells out all the stipulations they require.

If you know where you might want to place any out buildings on your land in the future you should let them know so they can adjust the service line as needed.

It took several meetings on our land to work out those details with FPL before we agreed where to run our service.

FPL is also responsible for any damage or injury to crops, livestock, or fences that arise out of the use of the land for the easement.

If possible I would get in contact with a rep from the Engineering Department of your local electric utility. I have found that making good friends with these guys is helpful in working out any issues that may arise with the installation of your electric service.

thanks for the feedback.

Kinda of what I was thinking. Just need to spell things out clearly with the power company so that we are on the same page.

This "dummy" just made it out like it would be a huge loss on my part. ??? I didn't see it that way, just wanted to make sure I wasn't missing something.

Would love to go underground with a pad mounted transformer. They do it all the time for neighborhood developments, but don't really want to even talk about it with me. Guess I need to be more of a pest, or find the right person to talk to.
