I'm looking for tips on selecting a overhead garage door.

What are "good" brands?

What to watch for in design like materials, gasketing, hardware, tracks, etc.

This will be a narrow door that will replace an existing double swinging set of doors that are junk so everything will be new. Standard stick lumber building with a cement floor.

I'm not familiar with B&D doors.

I see ads for "Raynor" garage doors though.

Does anyone have experience with the Raynor door product?

Mark; I replaced the ones in my garage this past winter with Wayne-Dalton brand doors. I had an authorized dealer do the work (not much more money than just purchasing the doors.) I am real happy with them. They seem to function properly, seal tight, and are attractive to boot.

I agree with Will C I used the Wayne Dalton brand too, R10 insulation with steel on both sides, low overhead type doors for my shop/barn and the garage too. I had Seacoast OH Door from Rochester NH put them in. He is owner/installer and is competitive.

My doors are 9'Wx8'H Low Overhead - means you can have 6" clearance between joists and door frame. Since I have 8'6" interior ht and needed 91" for the B21 that worked great.

Cost for the two doors installed $1250 - no openers tho. You can go to HD and get std door sizes for less 8Wx7H..

Looks like I will have to check out the Wayne-Dalton doors!

I have an existing appointment later today to see the Raynor doors. I'll check them out and use that as comparison to the W-D doors.

Carl - thank you for the detailed information. I wonder if Seacost would travel over to the western side of the state?

I measured the shown exterior opening of the "tractor shed" and it is 6'7" wide and 6'8" tall. I could change that with some reconstructing but it seems to work fine for my tractor loader backhoe. The overhead door will allow parking of the tractor up to the closed door and recover about 4 feet of lost space now used by the inside swinging doors. The overhead will also seal nicely and keep out the creatures.

If quotes are affordable I could see updating the existing wood car garage door which measures 16' wide and 7' tall.

The OH door tracks install inside the trim on the 2x studs so if you have 7'Wx7'6"H between studs and joists a 7x7 door would work tho you will have 3" of door inside the bldg and the left and right panels will be smaller. The trim flaps then get installed on the trim pieces to seal the sides and top.

Most std garage doors are 8'Wx7'H.It's probably cheaper to modify the opening than to have a custom door made.

I put up a new Wayne Dalton Insulated door last fall. Got it at Lowes. Was a snap to install. Did it myself on a Friday. Took me all day doing it by myself because it took me some time to remove the old door because it was so heavy. But I managed get it done without killing the cat that kept hanging around acting like it wanted crushed under the falling panels. Wish I had had the FEL last fall.

The Wayne Dalton door is real nice looking and well built.

Thanks for the reply. We had many active discussions regarding windows, etc that needed to MATCH the house, detached garage & office.. Added $$$ to the total project but now that it's done and paid for I appreciate the detail and match to the other two bldgs. I'm not the decorator just the designer/digger/workerbee..

It's 24/36 with floor trusses - no posts with a 12/12 pitch nice area upstairs as well.
