Here in East Texas, apartment buildings can't be built fast enough. The younger generation has such bad credit ratings that they cannot get loans to buy a house. They drive big expensive trucks, and fancy cars, but live in dumps. It's just amazing what their priorities are.

Sadly I think that is the case almost everywhere.
I am happy to drive my Hyundai and it has most appointments like leather, climate control, park assist, rverse camera, collision avoidance etc etc but the younger ones tell me it is not true luxury, whatever that means.
Wanted a Toyota Landcruiser but refused to pay over $100k for a 4WD so got a Nissan Navara for 1/3 of the price which does what we want (you have another name for them but can't remember what it is).

I sold my Silverado back in August. I’ve drove my dump truck since then. I’ve been looking for a 3/4 ton Chevy, but I haven’t found one. The dump truck is already paid for and still goes down the road so I haven’t looked very hard.

I think the younger generation definitely has different priorities than I do, but that's OK. Buying a house just doesn't appeal to them, and that's OK too. If they want to live in an apartment and drive a $60k car, I'm OK with that.

I cringe every time I hear the credit repair commercial that starts out "Don't let the credit card companies TRICK you into thinking you have to pay it all back".

I guess we are lucky in that respect. Two out of our three kids own there own home. Youngest bought her house at 20. Oldest bought his house the same year. All it took was a couple conversations with them. And explaining that there rent was higher then my mortgage Then walking them through the process of buying a home.

I was one of them kids that was always renting instead of buying. But my parents never took the time to talk to me about buying my own home or explaining the process.

Wow!! Then that makes me one of the truly lucky ones. Moved down from Alaska in '82 with a fist full of money and used it to build our house here. The day we finished the house(Panabode) - we didn't owe a single cent to anybody. Started in July of '82 - completed in November of '82.
