I realize that the question that I am about to ask is VERY regional but I have no idea what to charge. One lost renter is already proof of that.

I have ~3 acres and a 2 stall barn with tack room that I will be renting out in middle North Carolina. We have been living there for 3 months and for a very short time had a renter who was paying me $250/month for a single horse and he did light upkeep on the property such as fence repair and brush cutting in areas that the horse didn't keep knocked down. I suspect this was a little high and the reason he backed out on me... even though I didn't know it at the time or I would have offered a lower price to him.

If anyone willing to give me a ballpark figure doesn't have enough information, let me know and I'll provide anything I can.

Are you renting the whole place or just rent for one horse? If you are giving him a stall, turnout, and providing the care and feeding of the horse then $250 isn't out of line. If you are just renting the space and doing the work then I would say it's out of line. If you're renting the 3 acres, the barn, and all facilities are his to use as he pleases then $250 is a bargain. If you are using the facilities too and just renting him space to keep his horse and he does all the work then $250 is pretty high. If he has access to the stall and barn but he does all the work around $75-$125 would be fair, a little less if he provides the feed for winter. If it's just pasture that's usually around $50/month.

Are there other people in your area that offer the same kind of services? You could call around to find out what the going rate for your area is. That way, you'll at least have a fighting chance to get some of the potential business that's out there. /forums/images/graemlins/smile.gif

It's actually in-between all of your options. They have full use of the barn and pasture with the exception of the space requred for me to store my brush cutter, boxblade, and 4' x 6' trailer for my truck.

Every other space is theirs to use as they see fit and they wil be doing all the work. I'm not actually a city-boy gone country since grew up out in the country, but I just didn't have any animals other than dogs. If I were to keep it up, it wouldn't be a healthy horse. Not because I didn't care, but I wouldn't know what to do for it.

In that case I would say the low end would probably be $100-125 and the high end would be $250.

What cowboydoc says sounds about right for our area. Most people around here are happy if they make enough too pay there property taxes.
