Property here (San Francisco Bay Area) is all over the map, depending on where it is, and what it is. Low-ball prices in low-desired areas are typical farm prices of abou $3K-$5K per acre. However, property in the Santa Clara Valley (AKA Silicon Valley) goes for a reported $1 million per acre (undeveloped!). Highest price I've ever seen is up the road from me in the town of Woodside, where an un-improved 11 acres went for $52 million!!! /w3tcompact/icons/shocked.gif

At those kinds of prices, all I could afford is a postage stamp.

Land around here goes for $1000-4000 an acre for pasture and farm ground. If you're talking building sites and 20 acres or less then the sky's the limit.

Paid $1,333 per acre for mine in 1999, all field that's been farmed for the last 100 years or so. Prices normally range from $1,500.00 to $3,000.00.

I know a guy who bid $3250 per acre on 800 acres of land in N. Georgia and didn't get it. Smaller tracts are going anywhere from $5000 to $12,000 per acre.

Congrats on the new farm. Sounds like you have some work to do.

Here in Oregon we have really strict land use laws which impact property values considerably (for example, land that has been farmland can't typically be converted to developed land, so the price is lower than it would be if it could be used for whatever a willing buyer would want). For property under 20 acres around where I live, US$25,000 to US$35,000 is typical. Beyond 20 acres the values vary considerably depending on whether the land is possibly developable and, significantly, whether it has timber on it (a very valuable commodity here as in NZ).

Are there restrictions on the ability of US Citizens to buy land in NZ?

Unimproved land here in central Arkansas had jumped from $700 to $1,200 per acre to $2,000 to $7,000 in the last 6 years. It's get'n outa hand /w3tcompact/icons/mad.gif, and mostly due to the real estate brokers and developers.

I just paid $400 per acre for 80 acres of prime farm land here in ND just west of the Red river valley. that is tops for this area, some goes for much less depending on the quality, last year I bought 10 acres,3,000 sq ft home big barn huge garage and even bigger quonset, trees etc. $29,000 the only reason it went for so little is it is 10 miles from town! (big deal) I looked at places on the west coast in rural areas and found ones in similar condition for $300,000+ some were in the $400,000+ range. I saved enough money moving here I could afford to buy my tractor! WP

Prices around me north of Indianapolis vary but we are seeing $8,000 to $10,000 per acre for farmland in my area. We are getting hit by the developers and sprawl. We are thinking about 40 acres that is next to us and we better buy now if we want it. 1 mile from my house is 30 acres up for sale for $30,000 and acre but a new neighbor just bought his 50 acres for $4,900. Depends how greedy the seller is and how long they want to wait to make a sale.
