Price Check Pricing suggestions - Kubota BX2230 w/attachments

I am looking to put my BX2230 up for sale as I am moving and no longer have a need for it. I think it has a value in the $10K - $12K range and could use a few opinions.

2004 model year with 340 hours (that's less than 40 hr/yr - home use only, garage kept)

Includes:
RCK60-22BX 60" deck
LA211 loader
BX2750A snow thrower
TracVac 662 commercial grass catching system (8.75 HP w/2 44 gal Rubbermaid buckets & 3 point hitch mount)
Misc - block heater, HD alternator (new never installed), rim guard (commercial tire weight filler) & large spreader.
