I'm looking to install well pump and need to decide whether to go Tank or tankless. I'll need sprinkler system to cover 100' X 280' Area with 4-5 BR. home and I truly don't want to run dry or low pressure with all this being used at the same time should that ever happen.

Please give your views and what this type system should look like from beginning to end as I accept all comments. Even a price should you have a guestimation :)

Install a tank. The bigger the better. Otherwise the pump will be running constantly, shortening it's life.

Consult a local well driller for opinions.

Also, consider a sandpoint well for your irrigation system.

Consider looking into a constant pressure well pump system, it uses a pump controller that converts single phase to 3 phase power to run the well pump. This system is designed to run continuously if need be, and because it is 3 phase, it uses far less power on start-up and even while running. Typical pressure tank systems have pressure flucuations, but a constant pressure system varies only about 2 lbs or so. There are many other factors to consider, such as the well's rated gpm and your budget, these system's are more expensive. One other thing to keep in mind, with a tank you'll at least have a little bit of water in your system when the power goes out.

It's hard enough to explain to a city girl that you don't have water when the power goes out. At least with a pressure tank you've got one (maybe 2) flushes left.

Some form of the "constant pressure" system will actually give more city like pressure and flow. Jacuzzi was the first to use this. You do have a bladder for the start up and off. It is actually better for you pump life than a tank. It also takes up much less room. If you have the 3 wire submersible installed not the two wire, you have a few components out of the well that can be seviced without pulling the pump. I don't work on as many pumps as I did before all the city water made it's way out to the burbs, but I am talking from experience.

I read the constant pressure post. There are much cheaper versions of this. Just check all options. Some times something as simple as a pressure regulator can do the same thing.

Maybe determine what your well delivery rate is first. This will affect the other considerations.:D

If you haven't already made your purchase, I would highly recommend a constant pressure well pump. I'm on my second one in the last two houses and they are the only way to go for me. Lots of pressure, in fact pressure has never been an issue. I can run my sprinkler system, take a shower or two and do the laundry all at the same time without noticing any drop in pressure.
