Everything seems to depend on school district and distance to jobs. We chose 30 miles to jobs combined with a small rural school (not highly regarded, but we love it), so the land goes for about $2500 per acre (1500/acre 8 years ago).

Growing up near OKC, what I didn't have was the giant sycamore, walnut, pecan, oak, and cherry trees that we have on my place now. I wanted annual rainfall of at least 35 inches. That's what Tulsa and further east has, not to mention the less frequent tornado warnings.

Red, if you want to come up, you're welcome. Bring dog or not, bring gun or not...got you covered. Suggest you come after Christmas; its colder, quieter, the furriners are done hunting and I don't hunt my land 'till then. The birds are coming back!

OK has almost everything you would want. PM me about my thoughts about the "truth" about OK Ag...as with everything else, it all depends...

There may be a good future in switchgrass right here; its not as easy to make a crop as some folks are saying (it does need NPK and lime, it does get weedy till established, still developing the right varietals etc)...and to compete with established grains and corn, the Feds will have to subdise with the right program (good luck), but...the concept is attractive.

We are dang serious about SW Iowa.
