Thinking about starting an equipment rental business in Arkansas

Let's steer this back to the goals in the OP. Making money for the OPer.
I certainly wouldn't have a problem contracting the buildings or fencing. I would spend the time I would have used on those tasks doing something else hopefully for profit. Profit being the ultimate goal in this venture be it storage or renting machinery/tools.
I would probably save some of the fun stuff for myself though.

There is a self storage association. Google should help you there. I understand they have lots of information on situating one and so on. Might also look into a local landlord assocation. Our local one has been very helpful in my families ventures. One of the members has a self storage among other properties.

...Contractor B ONLY does storage buildings...

That's fine in large and fast growing cities...but I doubt you will find many contractors that "ONLY do storage buildings" that don't also add travel and lodging expenses to the bottom line...

...and rarely deal with rollup doors...

The first door might take the novice mechanic an hour and a half...everyone after that will get expotientally faster...

This is not speculation on my part...I have put up dozens and dozens of these (typical storage) buildings using several different suppliers/packages...
