The spring loaded roll up metal shutter doors of my shed are failing .
One seems to roll up a little uneven and drags on the runner guides making a lot of shudder.

The other door, I have to lift with my full strength to get it to roll up and if I let go, it falls quickly to the ground ; the spring does not seem to be loading when it is lowered ,so as to provide a spring assisted lift or position hold.

I have tried lubricating moving parts with no success.

Has anyone had success in fixing these doors. I believe it requires some know
how.

With my new larger tractor, I have to roll (lift) the door right to the top for clearance , and hold the the door up with a pole so it does not slip down.

Is this roll up door commerical or residential. I had some cheaper type and the area where it slides became bent or damaged and caused problems on rolling up if have coiled springs on inside top being careful adjust the tension. also some have a cable to bottom of door to keep in alignment pushing to very top could have caused cable jump out of its track or slot it ran.

If they are like the ones I have, the spring adjustment is fairly easy. On the left side of the door (from the inside looking out) the center of the door spindel has four holes. insert a rod (or BIG screwdriver)in one of them and pull down slightly
somewhere between these four holes is a 1/4 inch pin with a ring in its end pointing straigh into the door. While holding pressure on the rod you are pulling on, remove this pin, DON"T RELEASE THE ROD! crank the rod clockwise 1/4 turn, reinsert the pin, (it has several holes to go back in just hunt around a little). this adds a little spring tension, doing this 4 times adds a good bit of additional tension, just keep trying till you get it right. REMEMBER! don't release the rod with the pin out and DON"T LOSE THE PIN. When you try it one time you will see how easy it is to adjust these type doors.
