I got to agree, I never finished school but I have a lot of it, life and family just prevent it for me now and I am "old school" and do not belive in this internet degree stuff after having gone to a private 4 year school.

Real Estate be VERY CAREFULL with those comments, I almost had a breakdown reading that post. I came from Florida last year got railroaded on my primary home but still made money (some), and I have 2 brand new homes that I am stuck with down there since I can't even give them away ($30K less than what I owe). I got one rented at $1200 with expenses at $2K and I am LUCKY I got $1200!! The other one is empty and I have had 3 real estate agents carry it with a total of maybe 4 showings in 12 months. I thought what you did and am borderline between living in a box or being well off. Another example, my Mom's home which would have sold for $700K about 18 months ago I placed on the market for $600K, then $590K and got one offer in 9 months. Took the offer and then the buyer tried backing out (tactic) till we went down to $550K. Tried for $549,500 and I told them to pound dirt (actually told my agent to tell them to pound something else that many on this forum use FEL's for!). The agent thought I was crazy for $500 and I said it was a matter of honor now and personal, not business. The agent gave me the $500 out of her pocket since I had refused the offer and she was going to loose out. Real Estate is not what it is cracked up to be, you can lose your shirt, real estate DOES go down in price do not let ANYONE tell you otherwise! Sorry pet peeve with me, has had me very close to losing it several times. I am willing to give my brand new home away if someone would take the loan over and I can't.

Back to topic, sorry I had to vent! But this topic is very connected with the insurance theme. The insurance companies are thief's, do NOT try telling anyone who has lived through a hurricane, or as in my case 4 hurricanes in 2 years otherwise. You may be looking at the wrong end of a barrel, this is a VERY sensitive topic and WILL push many people over the edge and has. Take take take, no claims, fit hits the shan and they will drop you like a brick with NO CLAIMS EVER MADE. Make a claim and they WILL drop you after NOT paying out! Need a roof replaced at a cost of $12K, you will be lucky if you get $5K (I KNOW THIS FOR A FACT IT HAPPENED TO ME!). I paid for 16 years with not one claim and paid more than most people can imagine. I had one claim (like most other neighbors) and got just some what I needed and got dropped. It's not a risk game for them, it's just legalized strong arm.

I was paying $3K for a 1600sq ft concrete block home BEFORE any hurricanes, my Mother was paying $6200 for a 3.5K sq ft block home. I am currently paying $1600 for a single 2K block home with nothing in it, it is empty in one case and rented (no personal property) in the other.

SF, Allstate and many other of the big insurance company's will be more than happy to take your car or life insurance policy in the south but try to get boat or homeowners. They refuse to write a policy and either canciled existing policies or sold them off to other no-name companies if they were currently in effect.

When you got to pay those numbers every year in insurance, when you got to worry who you will have to write you a policy each and every year when every 10 months you get a letter in the mail telling you to move on, they are NOT chosing to renew your policy it's no wonder the economy of the south is going/has crashed. No one can afford to buy a home, no one available to work regular jobs since they can't afford to live there. EVERYONE can't be retired, who will fix your home, serve you at a restaurant, or ring you up at a register.

FURTHER on State Farm do a google search for State Farm and Gun Owner. State Farm killed a policy here in South Carolina for a property owner (large property) when they found out he was shooting in his back yard. This long time policy owner was given 10 DAYS NOTICE! State Farm is NOT gun friendly and supports the gun control movement. I know that has nothing to do with tractors but tractors usually mean farms and most farmers do own at least one gun as a standard tool.

OK as you can tell I'm probably having a breakdown now with this insurance thing but I am not the only one, ask anyone from any state that has had a hurricane recently. I have no idea who I will go with and I don't trust ANY of them. I just bought an ATV, the tractor will be here next week and we will need to carry a policy on the home in a couple of months once it is complete. I pitty the next agent I meet with, my builder has lived with it and so did the real estate agents when I bought the property, they are ALL CROOKS!! I thought I had a few more months but with an ATV and Tractor locked up in a container on a semi-cleared piece of land I guess I better search for some theft coverage. Let me try to find some more pleasureable threads and take a diazapam, that should make me feel better.

Rich, Insurance companies are in business to make money. If they provide a service that is a nice bonus for policy holders. Insurance companies are not philanthropic organizations and it should not be expected that they will intentionally take risks at rates guaranteed to reduce their profitability. They intentionally charge more than they expect to pay out, they have to in order to stay in business.

To think otherwise is wishful thinking. To stay in an area and rebuild after each hurricane and expect others to finance your choice of location and risk taking is also wishful thinking.

Consider Bangladesh... Every time two or three people sneeze at the same time near Bangladesh the waves sweep over the land leaving thousands homeless. Bangladesh probably shouldn't be inhabited.

There are areas in the US that probably shouldn't be inhabited but that is a very unpopular topic. So long as the Government is in the business of handing out disaster aid, i.e. taking $ from the folks not in the disaster zones and giving it to areas in KNOWN DIASTER ZONES the disaster zones will be heavily populated.

Should someone building a home in the predictable path of a lava flow qualify for any assistance when the lava causes damage? Should we force insurance companies to sell policies at unrealistic rates to folks building in known lava flow paths? (Actually forcing folks not in the path of the lava to pay extra to cover the losses to lava.)

Insurance spreads the loss over a number of subscribers but is it reasonable and fair to expect folks building on a rock to pay for the damages to the folks who built on sand?

I live in an area that has been fortunate about hurricanes. Marginal damage from winds and no direct hits in the last few years. Most of the damage done around me is due to winds taking out trees and dropping them on power lines and roofs. Part of my good luck in the no damage area has been due to being completely surrounded by woods. This blanket of trees tends to keep the winds on top of the trees, allowing it to bypass my house. My MIL across the street hasn't fared as well, having some shingles and siding blown off. They pretty much have an open type yard, with nothing to slow the wind down. My good fortune may change this next hurricane season, due to the lot next door being sold and clear cut. They are building a house almost 6k square feet on it, so it ought to be interesting to see that.
I had to replace my roof last year, due to insurance requirements of not insuring any over 15 years. My house had the original roof put in place in 1965. It needed it, but I hate insurance companies telling me what to do!
I had already started saving pennies and looking for someone to do the work, but due to the massive amount of hurricane work available, getting someone to replace my 7.5 to 9/12 roof wasn't easy, at any price. I finally found someone, called the insurance company and told them it would be replaced 3 weeks after the policy ended. They said no big deal, call us when it is done. So I did, and they refused to write it again. I had to go find someone to insure it, after being cancelled, and with no current policy in effect. Sure glad I didn't have a pool or a fireplace, or I would still be looking!
I can understand why insurance companies get a bad rap!

This was my reply on that forum:
I just bought my tractor (new), in the past month or so and have been shopping around for insurance. The tractor is paid for. I have Allstate for my house, vehicles, etc. and also have a clean record with no accidents or claims. My rate for the house and cars are reasonable from Allstate. Nobody at Allstate, (in Columbia, SC), seems to know anything about insuring a tractor except 1 agent. I got the run around. His figure was for $1000 a year for a non-commercial policy. I said, "you got to be kidding!" So far, the estimates for a non-commercial inland marine policy from other local insurance agencies have run in the range of about $500 a year for my Kubota L3830HST. That still seems too high and I have not committed as of yet. Are these insurance people in kahoots?

I would sure appreciate a PM or five from you all with a phone number for other agents on getting a decent policy. If nothing else...I may put Allstate on the firing line and pull all my policies with them and letting them know why! State Farm says you have to have your house, cars with them before they will issue an inland marine policy for a tractor. I have not gotten a quote from them, but maybe this week I will. Does NC Farm Bureau do business in SC? What are your opinions? It's not about the money...it's the principal. No, I take that back...it IS about the money!

Here's the update since then...
I checked with State Farm soon after I wrote that past reply from the other thread, and have switched over as of last week. Allstate lost my business because they could not offer the services that State Farm could at a reasonable rate. My home, cars, tractor, boat are with State Farm now at a rate comparable to what Allstate was for like insurables. My tractor is $230 a year and covered under a 1mil liability umbrella with State Farm.

I would suggest you guys check your policies on the liabilities...you may need more, since lawsuits may involve more than $300,000 or more, and the cost of the insurance liability is not that much more. Bottom line...you could have things covered and still lose your shirt if your coverage is not enough. To the attorneys on the thread...do you think 1mil is enough?

Pat I don't know what to say, from your post simply put it seems that no one should live in places like California (Earthquakes and Wildfires) Texas (Wildfires, Hurricanes, Tornados) Florida (Hurricanes, Tornados) and the list goes on. I guess you do not deserve to have insurance in OK since there are tornados probably every month during the season in your state. I would NEVER move to OK since the risk of losing my home to a tornado is MUCH greater than to losing a home in FL during even a serious hurricane. Right now I am under a tornado warning as I write this but we are not very well known for tornados.

Insurance companies will bleed everyone to death each and EVERY year even if they pay out or not during that year. You will be assured of an increase in your policy even though you have not submitted any claim during the life of your policy, and you even have a 50/50 chance of not having a policy next year since they can refuse to re-write your policy for NO REASON AT ALL. When a disaster strikes the normal 7-8% yearly increase is not enough they will request a 10-20%+ increase even though they are REFUSING to pay out on policies while people are trying to live without a home!

Read the papers and look into some of the investigations. If you think insurance companies are having a hard time ask them why they are showing the largest profits ever in history even during some of the most difficult times our country have had with both natural and man made disasters. That is because they use each and every disaster to increase policies of each and every one of their policy owners (NATIONWIDE) even though only a small percentage has filed a claim, even with disasters like Katrina or 9/11.

When a company decides to tell someone they NEED to replace a roof, their children can not own a trampoline,a family can not have a gun in the house, or will cancil your policy when they find out you on a Rottie or pit bull it has gone way too far. What goverment can't do insurance company's can get away with and still apparently get support from others.

I've had state farm for over 40 years and have never had any problems with claims. BUT, I did find out just this week that my little BX23 is not covered with liability when it is off of my property and the backhoe is installed. Take the backhoe off, and I have full coverage anywhere. I think that I will be looking for another Ins. carrier.
