Got started this week on a project that i have been wanting to do for a while.

I'm putting up a Metal Building in hopes of getting some rental income. (and obama needs me to make more money to pay for all the crap that he wants :mad:)

any way thought i post some pics of what i'm doing and tell you how the project goes.

I'll start with some pics of me grading the lot. the area that i cleared is about 170'x200' . I started out using my caroni flail to cut the grass and weeds.
Next i used my bush hog mbx72 grader box and fel to clear the lot of its top soil and stack it in a couple of piles.

I was told when i started this project that i would need a bulldozer to to this.
But the mx5100 did it just fine. I have about 3 days into the sight work total of 16 hrs. it rained on me the first day.

i can tell you that i love the power the mx has. I could pull a fully loaded 6' grader box with no trouble. and the fel worked like a charm. A lot of my friends tried to talk me out of the 4wd, boy am i glad i got it. I will say i wish i would have bought a tractor with hst. the fel work would have been a easier with the hst, with all the forward and backward motions. but the mx got it done.
thought my left knee will need a break form all the clutching.

just a couple more shots. . . tomorow i will be putting in a culvert. and i hope to have clay brought in on monday. I have to build up the lot 12 to 18 inches so that should be a lot of tractor time:D

Nice job. Thats a HUGE barn.. And just how are you going to make money from this? If I may ask.

its not going to be a barn, but a metal commercial building. going to put a fire wall down the middle (make 2 50x50 bays ) put a roll up door on both sides and personal doors as well. Things like this rent out for 8 to 12 dollars per sq ft.
I'm hoping to get in the 10 to 12 as i am off a major 4 lane hwy.

after the first is built and rented i'll build a second behind it.

as for the ROP. . . thats the only way i can park it in my shed. guess i should pull it up when i leave just, lazy:eek:

Things like this rent out for 8 to 12 dollars per sq ft.

I think i should clear this up. 2500 sq ft (half the building)

2500 sq ft x $10 per sq ft = $25,000 per year lease, $25,000 divided by 12 months = 2083 per month (would probably be an even $2k on the lease)

so i'm hoping to make about 4k per month on this thing:D

anyway just wanted to clear that up for anyone who didn't know how it worked:)

I'm guessing you're going to come in around $15/sf (on the lower end) to complete the building (assuming concrete floors, lighting, HVAC, water & sewer) = $75k total. About 3 years to break even when fully rented.

i wish ! ! ! Its more like 30 to 40 /sf So far only two bids have come in one for $175k the other for $158k
waiting on two others.

Concrete is going for $100 to $105 a yard, so about 110 yards for the building and about 130 yards for the parking and driveway $24k right there. The Metal Building was priced between $48k and $54k (Down here all buildings must with stand 115mph winds) and we don't have elect. pluming, hvac studs or sheet rock.

Labor has also gone up down here. . . after the two storms all the good help got taken up to "rebuild" and are being paid top dollar and then some. You have to pay well to get someone "good" to come work for you.

Even in our music store the least paid person get's paid $10 per hr. just to stock and clean

I looked at it like this The money wasn't doing so well where i had it so any amount that i get off this will be better. And i can always just sell the land if i need the money back. am hoping that this well help in my retirement. . . told my wife when we got married that we would stop working by 45, 7 years left but i'm almost there.:D
