Mowing for reality company's ?

Noticed today lots od reality companys have large tracks of land well 15 acres-100 of tall weeded grass.Was thinking if they would have intrest in hirin someone to "clean" there land by mwoing it .Does anyone here mowe land for companys or anything like that ?.Ive been wanting a 10ft rotary mower

Do the companies really own the land or do they just have a "for sale" sign there?

Usually the land is owned by someone else and the RE company is just trying to sell it.

Any activity that adds to the carrying costs of property that is already on the market will be a tough sell in most cases.

Putting a 10' mower behind your TW30 will put you at a competitive disadvantage due to the incredibly poor fuel efficiency of running a mower that requires maybe 80 hp with 150+.

And you've got to think about transporting that tractor/cutter from jobsite to jobsite. Not too many (if any) 10' cutters are batwings, so you'll need to go wideload (with a permit, if required by your state).
Also, don't forget insurance.

Oh yeah...and the bigger tractor to pull that big cutter...and the bigger truck to tow the bigger trailer.
And the insurance on that bigger truck...you're commercial use now.

what you'll find out is the reality agencies are not that much interested in having the larger partials cleared, to much cost investment, They do however pay to have the smaller lots that have grown over cut down and cleaned up which doesn't require large equipment, and will pay a minimal fee....... back when having my Kubota I would clear the overgrown property from a few reality agencies had on market, would help better sale ,
Usually by the time the reality gets assigned the property's they have been already grown over and in much need of being cut down & cleaned up,
if your interested in doing this...I would am my sights at these smaller properties, say 1-5 acres and use smaller equipment, people who are in need of having their properties cleaned up like to see smaller tractors verses the larger ones when cutting around their homes and building structures, plants and tree's.:thumbsup:

I didnt think they mnade many 1000 pto tractors less than 120hp ?>The 3210 comes in 1000 pto .Also for carring the mower a quick weld for a hitch to pull it like a seed drill.Re,ove the quide wheels for transport and it would be about 6 feet long

We have 2 independent contractors in our county that stay busy doing this type work. They use a 45-55 HP tractor and 6 ft-7 ft 3 point HD brush Hog at $25-35 per acre. No oversize load with the 6-7 ft. They wear a tractor out in about 5 years. Ken Sweet

I've been mowing with my 3320 and 60" woods brush bull for the past few years. I've contacted many real estate companys about mowing for them and they always pass me to the actual owners. Sometimes they are interested an other times not. I mow up to 10 acres and get $85hr (2 hr min) and a $50 transport fee. I also bring my grapple along and clean up items found in fields just as an bonus for the customers. I run 1 Mil liability insurance which cost about 1k per year. It usually slow the beginning of the spring then picks up all the way to fall. I should mention that this is a side biz. With my full time job I get lots of time off so this is nice way to make extra money. I always tell the customer's that the first time I mow it will take extra time since I go slow since I don't know the terrain. Bottom line is I wouldn't depend on the realty co's though
